The facilities are dated, but fortunately the room is big enough. The breakfast is not very rich, but it is freshly cooked, which is very good. The location is also close to Oxford. You can take the bus directly from the main road.

If it was not for the amazing staff, I would have left and asked for full refund. The manager - I believe her name is Ema, and room cleaning lady, they call her Auntie were amazing. She did everything from cleaning the rooms, hotel, and cooking! She deserves a raise. I think the owner is lucky - did not meet him, but here is my feedback directly to him: You ate lucky to have such dedicated staff. Please acknowledge them and reward them. The hotel has a lot of deferred maintenance. No hot or good pressure bathroom water. Beds are old, window does not work, no light bulbs in fixtures, no heating, very cold rooms …. Etc etc May be you are waiting to sell the place. However, I think you should consider spending some money on capital repairs. The breakfast is terrible. Please try your self the Spanish or bacon omelette!

The Tree has always been a cheaper place to stay. But the time has come when they have to spend some proper money on improving the accommodation. The lock on my bathroom was completely broken and I ended up getting locked in. I had to climb onto the toilet and shout through a narrow window to ask a stranger to notify management. A staff member let me out after 15 mins and I explained that the lock needed a proper repair but I don't think he understood as he just pieced the lock back together again. It is a safety hazard to have people unable to leave rooms and not fix the problem. The room was cold. I resent paying £80/night for a room that doesn't have basic functionality. But no manager was available to discuss this concern. It's a real shame as the food in the restaurant is lovely. But these rooms could be the undoing of this place.

Convenient for our purposes. Room No:-5 - very spacious and clean. Bed matress nice and firm, we slept well. Shower water pressure disappointing. The room and hotel overall is rather dated and tired though still good enough for a night or two. The Bar/Pub very welcoming. Friendly staff and clientel. We all enjoyed our meal at the Indian resturant, recommended. Full English breakfast is a No No. tasteless chicken sausages, unidentified slice of something pretending to be bacon.. Go for Poached eggs on toast.. All in All a very nice stay and we would return, and have poached eggs on toast for breakfast.

The hotel is very dated. I don't mean "traditional", I mean lots of signs of wear and tear like stained carpets and discoloured walls. Whilst the restaurant is lovely, and the food is delicious, the rooms are very basic and aren't very clean.

Awful rooms, dated, threadbare, smelly. Did not stay after checking in. More like a hostel than a hotel and not worth the money. Not sure how this is still open. Avoid avoid avoid. Would not refund despite photos nothing like reality. Scam!!

It is very nice and comfortable but very dated. The room was clean, very spacious and adiquate for our use. The Bar and clientelle were very nice and beer prices good. The resturant, Indian, was lovely. Nice food. Close to Ifley Locks. A very nice area.

Whilst the building and situation were nice, unfortunately it is need of updating! Sheets clean but beds hard. Carpet and decor need refurbishing. Wallpaper hanging off of bathroom ceiling and whilst breakfast ok, not a great deal to choose from.

Had no wheelchair access so had to sit in the garden in the cold, had no garden heaters to warm us up, then go to order hot drinks but they haven't got any decaffeinated hot drinks. Clueless establishment. Used to love this place, its really gone down hill
