We are staying at this hotel for the 3rd time before going to the Perhentian Islands. Clean, cozy, very good audibility between the rooms. The rooms have no windows, there is tea/coffee. You need to bring toothbrushes and toothpaste, a Malaysian adapter for sockets. Wi-Fi is stable.

It's barely livable for business trips, but it's recommended not to stay here if you can avoid it... It's not ideal.
I booked probably the last room in the hotel, close to the road, with almost no sound insulation. You can even say that it doesn't have sealed windows, but baffles instead. So the noise you get is no different from sleeping on the road.
