The hotel is located in a great location, close to the center and within walking distance of all tourist attractions, max. 30 minutes on foot. If you prefer, the metro is right under your nose. The service was very nice, both at the reception and in the canteen. The breakfast was sufficient to start the day. Overall, I highly recommend this intimate hotel in a good location. 👍👍👍

I don't usually leave bad reviews, but this one is my duty. I booked this "hotel" because of its location: very close to the Colosseum and the metro station. And here we are. They send me a thousand emails to do a pre check-in, I do it, and they ask me the arrival time: 10:15. I even arrive later and the room isn't ready until 2pm. Oh well, patience. Then I am told that I have to leave a deposit of €100 for damages. I understand it and I don't dispute it, but in any case it wasn't told to me in advance and I'm not happy about it. When it's finally 2pm I go to get the key, and I discover that the apar**ent is in another building, in the next street. Here too, I'm not complaining and I'm going. Arriving there, there is a wooden door on the first floor with what seems to be a collection of soundproof apar**ents, I could even hear the breathing of those next to me, some 3 or 4 groups. I enter and the horror show begins, cleanliness is simply NON-EXISTENT. There was hair stuck to the bathroom wall, mold everywhere, a blood stain on the bed where my mother slept, everything was dirty. The fridge didn't work. In short, a nigh**are. To avoid ruining my holiday, I didn't complain and left, but completely dissatisfied. To be correct, there are some positive notes: the hairdryer works very well, which is almost rare in hotels, the coffee pods are left available. But I won't point this out to anyone, it's not remotely equivalent to the price paid. It was the last stop on a 1 week tour of all of Italy and for less than what we paid here we were much better off in both Milan and Florence.

Since we booked, we had several questions and they were all clarified. Likewise, we asked for a view of the Colisseum and without an increase in cost, they gave us right in front of it, with a spectacular view. The check in and check out were very punctual, however they were very accessible in accepting our suitcases beforehand. The location is unbeatable, transportation is just a stone's throw away, the Colisseum is a few meters away and everything is very close. Bars, restaurants, everything at hand. The room was very comfortable, everything was very clean, the bathroom was clean and had everything you needed, coffee maker, refrigerator, etc. It is an excellent option!

Very dirty (you can tell they haven't cleaned in a while), very small and very noisy rooms (we heard the dogs upstairs all night). Unsuitable for families of 3/4 people. And it is not Colosseum view as they want you to believe on the site (only 2 double rooms are)

With friends, we stayed in this residence one night. Excellent possibility of being able to bring bikes into the room (even if it is on the first floor without a lift, but in the buildings of old Rome, it can fit there), easy access through codes, complete with microwave, American coffee machine, mini fridge , large room with mezzanine. The bathroom products provided are good, it's a shame that the bathroom does not have a bidet; in 2021 I personally find it unacceptable that there is this lack. However, it has an enviable position, 150 meters from the Colosseum and within a few steps you will find several restaurants offering very good dishes. For the location and how the room was furnished, the price is absolutely within the norm, on the contrary. I honestly don't know if I would go back, but who knows...
