Terrible experience couldn’t even check in. Messaged our arrival time of 6pm. When arrived called the number on the door multiple times and had ******* call. No one answered. Finally had to rent an Airbnb last minute. Still haven’t received my money back. No communication on check in or that the building is closed on Monday when I messaged about check in. ******* is no help and despite also calling said they wouldn’t give me my money back. Didn’t see the inside but looked pretty crappy from the outside. If want to be stranded with no cell service in the rain trying to figure out a new place to stay can try on here. Otherwise would definitely avoid.

It's fine for a home base while you're exploring Rotorua. The fans in the rooms provide next to zero airflow and there's no AC, so your only option is to leave the windows open.
Unfortunately, it's right next to the main road so you'll hear yelling, driving, etc right below your window. Also there's a street lamp right outside the room we had so it was either no air flow or light sounds bugs in the room and a slightly cooler room.
It sounds worse than it is but for the price we were happy with it overall.
