You will see yourself from the reviews pre covid this place appeared to be a well run, clean and lovely stay, but since changing management in the more recent reviews it's clear this place is some what of a disaster! Foul apar**ents that smell of damp and mould, dreadful beds covered in pee and sweat stain sheets, terribly mis-managed by rude, unprofessional and arrogant employees/owners. We had the unfortunate pleasure of dealing with a horrible individual that went by the name of Laura, very clear from the tone of her emails that this person is one of the major problems this mismanaged apar**ent has! Rude obnoxious individual and I feel sorry for anyone that has to deal with her! If I could rate this stay a 0star that would be generous, dirty over priced apar**ent, had non stop issues with key entry pads, heating, cleanliness to name a few Save your money and go stay at a local prison for a more comfortable sleep at night

Absolutely disgusting company and apar**ents, stole 1k deposit from us! I'd avoid booking at all costs, one look at the reviews and you'll see why. Beds and mattress were foul, stained and marked with a dreadful smell on our arrival, place over all was extremely dirty, then to top it off, two weeks after our stay they contacted us stating our deposit was being kept due to stains on mattress that had to be replaced. They proceeded to send us pictures of a clothing label, marks on the bed sheets of girls fake tan and previous stains which were clearly there before our arrival and stated they required 15hrs labour to clean up. Claiming £1000 plus to cover the cost of new mattress. Disgraceful!!!! Terrible apar**ent, terrible business and absolute thieves! Save your money and book anywhere but here! We will be seeking legal advice over this company, strongly advise everyone to avoid this disgusting apar**ent

I don't even know where to begin with this after the extremely stressful week we have had with this company. We stayed at the apar**ents for 2 nights in October, and while they have great potential, it is clear they are in need of much updating as all furniture and interior is extremely tired, stained and overused. The mattresses are uncomfortable (to the point where my partner had to sleep on the couch), cobwebs around the place and generally just quite shabby which can be seen from numerous other reviews. We did however let this go in order to enjoy some time with friends who don't often get together A week after checkout, we were informed that our security deposit of £1000 was not going to be returned, apparently due to 'damage to the contents and an unreasonable state the apar**ents were left in'. Firstly, I would like to confirm there was NO damage to the apar**ents at all, except some marks on a couple of the bed sheets as a result of fake tan / make up. They also highlighted a tiny bit of blood on one of them... god forbid someone cuts themselves shaving or starts their period. Apparently as a result, this was a 'biohazard' and they had to get specialist cleaners in and replace all duvets / pillows / duvet covers / mattress protectors and one mattress. Considering there are multiple reviews across many different sites stating numerous stains already on many of the beds... we feel we have been personally victimised. The next point is quite embarrassing, frankly it feels like a violation of privacy, and that the owners are putting shame on consenting adults for practising safe s*x. They stated that they had went through the bins and found a condom wrapper, which caused extreme stress to their staff members and that they expected us to apologise for 'putting their team through this very unpleasant situation'. They also complained about a clothes tag being left in one of the beds. Surely as a company, like many other hotels / serviced accommodation there is the expectation that on occasion bedsheets may have some marks on them after a large group stay. Having worked in the industry for many years, a simple boil wash / stain remover is common practice. In this instance, it seems like they did not even attempt to clean the bedding and just decided to purchase new items instead. I would like to point out that we ensured to clean up prior to departure, take out all bins and empty the dishwasher in order to leave the place in appropriate condition If you want to spend £1400 on a 2 night stay at a run down, tired apar**ent just to then get stung with an additional £1000 in "damages", by all means please go ahead and book Royal Garden Apar**ents.

This is the first negative review I've left on trip advisor, I'm a proud member of the anti-Karens club and hate to spread any kind of negativity online, however, we have had such a terrible experience with this place that I feel it's justified. The apar**ent itself needs a lot of TLC and updating, lovely space but definitely requires simple updating - alot of the furniture is very dated and tired. The master bedroom boasts a gorgeous free standing bath which obviously looks great in photographs but is completely unusable due to there being no plug. The water pressure throughout is pretty poor - we stayed as a larger group and it's worth noting that if someone was showering, noone else could use their shower/sink. The carpets were pretty dirty throughout and the light in one of the bedrooms would not turn off so one of our friends had to sleep with the light on ALL night. The beds and bedding looked very old and tired and underneath the mattress protectors the mattresses were very stained. We let the above slide in order to enjoy our weekend. On leaving, as we always do, we tidied up, sorted out the recycling and took all rubbish outside. We receive an email a week after our check out to inform us we would not be receiving our £1000 deposit back! When we asked why, we were sent a reply with some very underwhelming undated photos of their reasonings. 1, "dirty" bed sheets, which looked like slight make up and would have easily washed out in house keeping, 2, a clothing label had been left on the bedside table in one of the rooms 3. An shaving razor was left in one of the bathrooms and 4. Probably the strangest thing I've ever heard in my life, they searched through our rubbish bags (which were taken outside) and used condoms were found (was I just sl*t shamed by my holiday let??) We feel we have been completely scammed out of £1000 - on doing our research the bedding etc has been complained about numerous times in previous reviews and the rest is between basic house keeping and what I can only describe as a violation of my privacy. Avoid at all costs. Please read other guests reviews on the uncleanliness of this place, don't be targetted like we were.

Avoid. Horrendous customer service. Door code stopped working on 2nd night. No way to contact company out of hours, tried to phkne *********** but no help. How can a comapny operate without guidance outside of how to contact them of any issues. Had to wander streets to book another hotel at 11pm in rain. Beggers belief. Avoid at all costs

It is not that you apar**ents are bad they are lovely beautiful decor, BUT the staff on the booking line are rude , nasty , and just don't listen , I really think you need to review your front off house , no customer service what so ever !!!!

Awful service ! cancelled my booking because I requested an early check in ! rude staff and not recommending at all ! Large booking for 10 cancelled by then due to not being able to advise until day of arrival if I was allowed to check in early ! staff unhelpful and give out wrong information and the Manager Caroline rude and not helpful in anyway , didn’t listen , and landed up refusing my booking and told me I wasn’t welcome !

We stayed in the Victoria apar**ent- beautiful building and location. A little tired but clean. Unfortunately the Hen Party weekend in the flat above was very loud and not much fun to listen to in the evenings. Think they had a brilliant time however!

Royal Gardens Apts is a Victoria-era home subdivided into individual apar**ents ranging from a 2-bedroom budget unit to family-size luxury accommodations. The only unit available during my travel dates was the Garden West Apt, a small 2-bedroom, 1 bathroom unit (it appears to be a converted garage) with a bare-bones kitchen and living room. Despite the lack of designer comforts, the unit was clean and supplied most of what was needed for a week-long getaway including a washing machine (but no dryer). I had trouble figuring out how to operate both the washer and microwave (no instructions were provided) and there wasn't any onsite help available, but a quick internet search of the model numbers resulted in access to complete user manuals. This particular unit has off street parking available for one car. I can't speak to whether the other apar**ents have similar parking accommodations. The building has a enviable location in an upscale neighborhood and, for history buffs, is across from the famous Kings Knot in the royal gardens under the watchful eye of Stirling Castle. A wooded walking path up to the castle is close by at the end of the block. For golfers, the Kings Park Golf Course is 1/2 block in the other direction. A very pretty and tranquil walking path runs along the border of the golf course and is well-used by locals. The apar**ent is generally a 10-minute walk on level ground from markets, eateries and the train & bus stations. It's also a steep uphill walk to the historic district and the castle. Public transportation options seem unreliable. I ordered a taxi one day which never showed up. A friend who relied on the local bus system said it was usually not on time. Fortunately I had no problem with walking wherever I wanted to go. All in all I had a comfortable stay at the Royal Gardens Apar**ents and would consider lodging there again should I have another extended stay in Stirling.
