The only thing good about this hotel is location and the price. No service at all. Please take note that this hotel don’t offer luggage storage upon early arrival or if you have night flight and want to store your luggage after checkout. Also the hotel does not has daily housekeeping service.

Great location. Rooms are very very small

The hotel room is small but well-equipped. The bathroom is clean and the hot water service is great. The quilt is not very comfortable for me. The air conditioning system is very good. In addition, early check-in and late check-out services are available for only 1,000 yen. It can save a lot of time.

The room is small like in the photos so hard to walk around with two suitcases, but nothing unbearable. I have no idea what time checkout is. Everything else was alright.

DON’T STAY IN THIS HOTEL, I WAS CONNED ¥9000, or 60 USD!!! They never informed me about the penalty and NEITHER was the ¥9000-worth of so-called ‘RULE’ visible at the check in counter, nor the key cards. And when I lost my key card, they suddenly charged me, they never gave me any receipts until I asked for it multiple times. This hotel is sucking money out of its customers, DON’T BOOK!

Horrible service….. the machine for self check in has issues, they don’t even give water for the guests, never going to another Hotel live max ever again…..

Super convenient in tue heart of Shijuku. I was not aware of 10 checkout time in stead of 11 Nd they charge 1000 yen for late check out, totally unexpected. :(

The bed is comfortable and the toilet is considered big. Maybe the carpet should be replaced or removed to prevent accumulation of dust.

Good little place to stay if you don't want to sleep in a dormitory or in a cube. Staff is very nice and friendly The room was clean bed was very comfortable no complaints at all so stay there again next time I'm in Tokyo

The best about this hotel is their location. The rooms are small, but comfortable. It is fine for the price. The corridors and elevators are not really clean. Seems that the hotel does not have enough staff.

The room was so small and the bed was very uncomfortable. The service was not good.

The staff from the front desk we not so cooperative. Only one nepali guy from the morning shift helped us a lot. Remaining others were not so polite and weren't even presented in the front desk when we needed them.

Very easy and convenient. Aircon was powerful. Bathroom had a bit of a funny smell.
