It is right next to tulum ruins (10 min walk). This is within the national parc region and very calm. If you are looking for a party place, It is not the best location. But, Peace seekers and travellers who just want to enjoy beautiful tulum beach; This is PERFECT.
The staff and hospitality is amazing.

Lovely little property with easy beach access (2 mins or less from all rooms).
Safe, clean, quiet and friendly staff (Freddy and his colleagues took care of us).
Would recommend for those wanting to unwind.

This property is in a national park, and you are required to pay entry fee plus subject to inspection from national guards. Very uncomfortable. Plus we didn’t get our free bottle of wine

The hotel, the design of the Rooms and the ambience in the natural reserve were breathtaking! The habitations very very clean , right on The beach , the restaurant , the beach chairs under palm trees, the pool all very well maintained and service is fantastic !! The weiters, the managers , all very kind and professional and friendly, available all day for us ! The best time we could have!

Pablo and Rico make you feel so welcomed! Such a relaxing stay. Easy access to snorkeling trips. Insider tip, go next door to the hippy yoga hotel and get a smoothie bowl and dinner. There is a restaurant at Kai too but this is another option. Other than that, I reached a personal re off of 9 straight hours lounging on the beach. Yeah, I’m pretty proud of that.

I reserved a fully refundable room (within 15 days of arrival) on April 6 for May 24-26. I found another hotel in town and wrote Kai Tulum on April 10 & 11 asking to confirm fully refundable policy and to cancel and Odette Sanchez wrote back denying the refund as it was not within the 14 days and on April 10 i saw a charge of $251.40. I asked Odette to please re-read the dates and then she apologized and confirmed my reservation was fully refundable and canceled the room. 14 days later this charge is still on my credit card. I called the hotel several times and wrote Odette and reservations several times and no one has bothered to write me back or refund the charge. Unless I hear back from someone immediately will assume this hotel is scamming people with shady business practices and/or they are hiring incompetent personnel.

Wir waren für 10 Tage im Hotel Kai. Es war von Anfang bis Ende ein absolutes Highlight. Begonnen hat es damit, dass ich mit dem Hotel vereinbart habe, dass wir erst kurz vor Mitternacht ankommen werden, es wurde uns versichert, dass jemand beim Check in sein wird. Wir waren da anfangs sehr skeptisch aber tatsächlich war noch jemand da. Unser Zimmer war ein Traum (Garden Suite, was absolut reicht in unseren Augen) und sehr sauber, absolut bequeme Betten. Der Weg vom Zimmer an den Traumstrand beträgt nur einige Meter, man geht durch eine sehr gepflegte Anlage. Der Strand und die Betten waren sehr gemütlich und nicht überfüllt. Zum Restaurant: das geste Personal wurde vor ca. 3 Monate komplett ausgetauscht (aufgrund den negativen Bewertungen) und das jetzige Personal war nett, freundlich und versuchten unsere Wünsche (auf Englisch) zu verstehen. Einziger Nachteil: der Wechselkurs im Kai war etwas tiefer als sonst wo, 1 USD = 14 Pesos (normal war sonst so 16-18). Beim Frühstück war inbegriffen: leckere Pancakes, Früchteteller und diverse Eierspeisen. Wollte man aber stattdessen mal eine Scheibe Brot, musste man 40 Pesos Aufpreis zahlen, was wir übertrieben fanden. Ansonsten haben wir das Personal, besonders Andres, sehr gemocht! Danke für die tollen Ferien!!
