I guess the reviews are very mixed because of different expectations (and I guess Prices).
We payed under 100usd per night in August 2023 and consindering that it was absolutly fantastic! If you expect a 5 star hotel you will probably be disappointed by one of the following things: mirrors weren't spotlessly clean, the bed was standing 90 Degress turned so it might be a bit short for tall people (but 2m wide), no room cleaning included, one of our toilets had trouble flushing (the swimmer kept getting stuck - easy to solve by taking of the lid permanently and giving it a small smack), rather hard matress, streets to the hotel are gravel with some potholes.
If this sounds okay to you, go for it. We absolutly loved it, especially the small private pool on our penthouse terace.

This is the WORST place I’ve ever booked! When we 1st came to the property there was no line no wait but when we got to the room the sheets were okay the bathroom was dirty and the toilet seat was broken falling apart (it did when we left) also. There was just dust everywhere. the door of our room DID NOT WORK they actually had to change the battery or lock on our door to fix the key. That made me feel unsafe. The neighborhood is all under construction as it’s a upcoming development. The wi-fi kept having trouble connecting the whole time we were there.The gym equipment is all filthy and disgusting and they have no air conditioning. Th machines are old and hardly work. The pool was also dirty and it was falling apart and mostly warm. The chairs were dirty by the pool as well. There was barely any people there so it was quiet but creepy. There’s only one store around that area everything else u need a taxi or bike but it’s not a safe neighborhood so be careful. I would definitely recommend getting a hotel near the beach when in tulum.

L’hôtel est difficile d’accès en raison de l’état déplorable des routes avoisinantes. Le cadre est agréable et le design des chambres soigné. Vous disposerez d’un bon équipement. La propreté des lieux est correcte mais aucune prestation de nettoyage ne sera réalisée pendant toute la durée du séjour. Nous avons subi plusieurs coupures électriques dont une a duré quasiment toute la journée ce qui signifie pas d’eau pour la toilette, pas de climatisation, pas de wifi et pas de petit déjeuner. Aucune compensation malgré mes demandes répétées. J’ai réussi néanmoins à me faire rembourser le petit déjeuner que j’ai été contraint de prendre en ville ce qui me semble t il était le minimum. Le personnel est souriant accueillant mais pas efficace.

Do not stay there. Location is the worst and the hotel is nothing like on the pictures. They also are not to be trusted with money (never received a refund) and the staff service is non existent. DO NOT STAY THERE.

Es un lugar prácticamente nuevo, con instalaciones de primera y con bonito diseño. La piscina dentro del cuarto es un plus, y la tele es bastante grande y los accesorios de cristalería útiles. A nosotros nos encantó. Eso si, las calles de los alrededores están en pésimas condiciones por lo que moverse por la noche es una complicación, nada más por eso no le pongo 5 estrellas. Ah, y claro, si lo rompes lo pagas. Un caballito para tomar tequila me costó 100.

Absolutely beautiful stay ! Staff was great, helpful and friendly. Beautiful property! The towels and linens smelled amazing. Location not far from Main Street for some shopping and restaurants. The only con was the dirt road(s) to the property were very challenging but I would absolutely choose to stay there again.
