Really nice and professional staff. Fluent in English. Heritage styled interior decoration is a plus. Exactly at water-bus station.

The best thing about this hotel is that it’s next to a water bus station. Very conveniently located and neat. We found the breakfast area little cramped though. Staff were nice.

Great location and easy to get around from there. Water bus stop is just outside the hotel. Even easy to walk to centre- St Marks Square. It is in a quiet location to rest. Staff are very helpful. Rooms are cleaned everyday and all towels replaced. Breakfast is same everyday. Excellent service at breakfast time. Behind the hotel is lovely spot to see sunset. Loved our stay.

Stay was smooth. But canal view room was a bit disappointing as the view was partly blocked by the ferry station

If you want to ruin your Venice experience, book with this hotel. They don’t have an elevator, and reaching your room is very difficult with no assistance provided. Upon arrival, they give you an unreadable document to sign, and they ask for tax payments in cash, which feels suspicious. The room is extremely small, barely enough space to open your suitcase. The cleanliness is terrible—water doesn't drain from the basin, and everything is old and dirty.

View was good, space was slightly smaller, most importantly have been bitten by bugs 😭😭😭. Not worth the value due to this. Will not recommend.

The place was not updated. The A/C was not working so we had to sleep with just one fan. The morning clerk at the reception was not friendly. He was bothered because we had to leave at 6 am and he had to give us breakfast in a bag on which he threw everything in the bag as if we were animals. Thank God it was just a 1-night stay. The lady who checked us in was nice tho.

Located too far from centre to be comfortable walking at night,even thiugh advertised close to centre. Old and quaint hotel. Staff lovely, night man wonderful to us, spent a lot of time arranging a taxi for us after we were let down by 2 taxi companies for a very early pick up.

Booked a triple room for two nights and arranged it on the top floor, room311. In Venice in July, the room on the top floor is almost like an oven. Although there is a mobile air conditioner in the room, it is placed next to the window and the ventilation duct is also placed on the window. The window cannot be closed. The cold wind from the moving air could only be felt by standing at the vent. The whole room was still super stuffy. What's worse is that it rains at night, the window cannot be closed, and the rain hits the bed directly. I asked to change rooms the next day, but there was no response from the service staff because of last night's situation. The room change offered was a dark double room with an extra bed behind the counter, room 101. This was the only option. It was up to me whether I wanted to change. I decided to change rooms. Although room 101 was not that good, at least it wasn't hot and I wouldn't get wet in the rain. Although the room rate I booked is cheaper than most room rates in Venice, we should not provide a room that is like an oven and makes people wet just because the price is cheap. What is even more unacceptable is that the service staff did not respond to this situation.

A good place, close by to bus station. You can walk or take water bus to hotel. No elevator, but rooms are nice and comfortable. Air conditioning is consistent with Europe, coldest is barely cool. Overall pleased I will give 3/4 stars.

Located in a lovely quieter part of Venice with lots of places to eat/bars etc. Convenient for the waterbus which is just outside for trips to Murano and Burano. Staff was friendly enough and helpful. No lifts and no one to help you take your luggage up to your room. So bear that in mind if you have a big luggage. That’s was not a problem for us as we always travel light. Breakfast was very basic and served in a small entrance area to the dining room. A bit of a squeeze to get coffee and food, very busy. We stayed in mid October and the room was still very hot. The air conditioning didn’t work very well but it was bearable but I can imagine it would be very hot in the summer. Also if you open the window, lots more mosquitoes in Venice than in the jungle of Borneo! So bring your insect repellent. I didn’t so I was covered in bites. Reasonably priced so okay for a short trip. My 4th time in Venice, it’s always magical, it makes up the everything!

The location was perfect, and it was in really quiet area, so it was easy to sleep. However, I thought some parts of the hotel were not so clean.

The location was very good for us because we wanted to visit Venice step by step. Unfortunately, the hotel hasn’t elevator. We will recomand this for sure.

I was given a room with Canal view on 2 floor. Staff are helpful in general. 🏨 is just next to the pier ⛴ . There are a few restaurants around the area. Not really suitable for guests with big luggages or with small children because there is no lift in the 🏨.
