We stayed in a premium room for 2 nights. The hotel is mostly well reconstructed, and the staff was helpful. It is only a 5-minute walk to the main entrance of old Itchan Kala. The room was okay; a large bed, enough tables for a short stay, a modern toilet, and a good shower with strong water pressure (our room was on the entrance level). The internet connection was also fine. I believe it is related to the city’s old infrastructure, but there was always a bad smell coming from the drain, especially after taking a shower. We had to open the room door and window to air out the room. The breakfast was the weak point. It was the worst breakfast we had in Uzbekistan. We went at 7:30, and the sliced fruits (banana and apple) were no longer fresh and had already turned black. The boiled eggs were cold. They also tried to serve European-style pastries, but I had the worst croissant I have ever tasted. Uzbekistan actually has very good bakeries and pastries. Instead of trying foreign products, they should focus on their local delicacies, which they can prepare much more successfully and tastefully. There were also not enough vegetables and no greens at all. They only served cucumbers, which is disappointing considering Uzbekistan has excellent vegetables and fresh herbs. During check-in, they offered cold tea/juice and nuts. The tea was tasty and refreshing, but the nuts were stale. They really need to improve the food section significantly. For our last day, since we had to leave early, they offered us a boxed breakfast during check-in and took note of it. However, at check-out, nothing was prepared. The receptionist had no idea about it, and we did not have time to wait.

Advantages: The hotel's location is superb, just across a passage from the old town. The lobby and rooms are clean, and although the staff faced many issues, they still tried their best to resolve them. Disadvantages: 1. The hotel system is chaotic. I booked breakfast through Trip.com, and confirmed with the hotel before departure that breakfast was included. However, at check-in, the staff spent a long time looking for my booking, then said I hadn't booked breakfast. I thought it was resolved after showing them the documents, but the next morning I was stopped again at the breakfast door, told they couldn't find my breakfast room number. 2. Although I knew the hotel only opened in October, all the facilities were still not ready. Upon entering the hotel, I could smell a strong odor of formaldehyde from the renovations, especially in the rooms, which was unacceptable. 3. The hotel TVs couldn't connect to YouTube or Netflix. 4. The breakfast selection was very limited, there was no prepared food counter, and even the toaster was broken. 5. The water dispensers in the corridors didn't provide hot water, and this didn't work even after I complained to the staff. 6. Although the staff were friendly and helpful, they clearly lacked training.

Pros: -The swimming pool is very enjoyable in 44° weather. -The hotel runs a free shuttle to the old city of Itchan Kala (and will pick you up from there within 5 minutes of calling them). The ride takes 7 minutes (but it takes about 30 min on foot, which makes it less convenient than staying within the old city proper -- but cheaper). -Nice and friendly staff. -Bathtub! (Although weak water pressure) -The mini fridge in the room (first time in Uzbekistan!) was brilliant: makes for much colder water than you can buy anywhere in the country! -Staff very kindly allowed me to stay a whole extra day (before my evening flight) for free! (Low season has its perks) Cons: -Unexplained and lengthy (20+ min) power outages, at random times (but often around 10 pm). I suspect this had to do with their electricity generator. During those outages, there'd be no water in the bathroom either. -Lots of wasps in the garden and around the pool -- no issue while enjoying the pool, but when I explored the garden I bumped into a nest, got swarmed and stung thrice... -Breakfast was included but did not impress.

The hotel is located in the old city, which is great for daily strolls, allowing us to easily return for a rest whenever we wanted. They offer triple rooms, and while breakfast is simple, it's filling. The staff's English is excellent, making communication seamless, and the service is good. You can call the front desk to book airport pickup and drop-off. The hotel terrace offers fantastic sunrise views! However! When we arrived, the hotel was undergoing simple renovations, which Trip.com and its agents failed to inform us about! This seriously affected our health! But once we checked in, it was non-cancellable! And at that time, we weren't even sure if we could find another hotel. There were paint cans in the hallway, so our room had a strong renovation smell. I immediately contacted Trip.com customer service, but regrettably received no response, absolutely no response! Not even from a human agent! It wasn't until I checked out that they offered me a so-called 'solution'! I expressed my dissatisfaction to customer service and hoped Trip.com would take international bookings seriously and fulfill its responsibilities! Regarding the hotel service, after I reported the issue, the front desk attendant showed me all the remaining rooms, but unfortunately, they all had the same smell. He then helped us turn on the ventilation fan; in short, he did everything he could to help. We had no choice but to make do for one night. If you plan to stay a month from now, I would still recommend it!

Cleanliness: The hotel was thoroughly cleaned, and I didn't encounter any unpleasantness throughout the property. Location: It's one of the few hotels located within the city walls of Khiva. Amazing! Staying inside a World Heritage site was a truly precious experience. Since it's within Khiva's city walls, you might have to walk a bit from outside the walls, so that's something to keep in mind. Service: Very good. When I mentioned I wasn't feeling well during check-in to the gentleman at the counter, he asked me about my health the next morning. We also had a great cultural exchange, discussing topics like Japanese cherry blossoms and soccer. Facilities/Amenities: Generally satisfied, but I'm giving it 4 stars because there were no slippers in the room and the shower door was extremely heavy.

The tourist police in Shiva (tourist Police) is very powerful, take us to the homestay, book a room for four people, the location of the homestay is convenient! Take a taxi to enter! Located in the central area of the ancient city! All attractions street walks! The owner of the homestay has two cats, a blue cat and a black cat, very sticky! Super cute! The couple at the homestay are friendly, but only speak Uzbek! But they also try their best to help us solve the problem. The nearby homestay should be managed by a supervisor to respond to foreign English. Since online payment is made through trip.com, only other miscellaneous fees need to be paid to the homestay. But the blonde woman who managed the homestay actually asked us to pay 5 times the miscellaneous fee, and said that there is a charge for entering the ancient city. According to our many verifications, if the homestay is in the ancient city, there is no need to pay any admission fee to enter the ancient city. Her attitude is extremely tough and bad! Actually said that pay or leave! In the end, we went through the online customer service of Trip.com to solve the problem. Breakfast at the homestay is OK! There is a hot water bottle outside the homestay for 24 hours and coffee and tea bags! The owner and his wife are hospitable and friendly! If the blonde woman did not appear, it should have 10 points of praise!

This hotel exceeded all expectations! The location is unbeatable, placing you steps away from main attractions. Our room was remarkably spacious, spotless, and impeccably maintained throughout our stay. What truly set it apart was the staff—their exceptional kindness and genuine hospitality made us feel truly welcomed. Absolutely unforgettable!

A wonderful hotel located inside the fortress. The staff are friendly, and everything is clean and fresh. In warm weather, you can enjoy breakfast on the large open rooftop terrace, but since it was a bit chilly, we had ours in the cozy breakfast room. The breakfast offered a great variety and was very delicious.

Environment: The hotel is located about four kilometers from Khiva Old City, so you'll need to take a taxi to get around. Fares range from 8,000 to 15,000 Sum. There are several conference center-like buildings under construction next to the hotel, and a newly opened park, placing it on the outskirts of the city. Facilities: 💌 This hotel is definitely one of the top hotels in all of Uzbekistan. It feels more like a 5-star hotel geared towards conferences and business hospitality rather than a resort-style 5-star. They frequently host important large-scale events. There's an Italian restaurant inside, with prices similar to high-end restaurants in the Old City, and a very nice outdoor dining area. It also has a gym and a swimming pool with dedicated staff, though they are relatively small. Beyond that, there are no other entertainment facilities. 💌 The rooms are incredibly spacious, big enough to run laps in. Each has a balcony (some rooms face an internal garden, ours faced the main road so the view was average). The bed is incredibly comfortable; once you lie down, you won't want to get up. A refrigerator, capsule coffee machine, and safe are all provided, and there's a wide selection of TV channels. 🤨 However, the bathroom feels a bit cramped. There's no dedicated shower area, so you have to shower in the bathtub, and there's no non-slip mat, making it prone to slipping. The toiletries provided are small, travel-sized portions, which feels quite stingy for a hotel of this price. Service: All the staff, from the manager (a warm, local Korean) to the waiters and even the cleaning ladies, are extremely polite. They'll enthusiastically help you with your luggage and are very pleasant to look at. Rooms are cleaned twice a day; our room was spotless by the time we finished breakfast. However, because the hotel offers in-room dining, our room always had a lingering smell of lamb, which was a bit of a drawback. The breakfast was also very good. While the hot dishes weren't particularly extensive, there were freshly fried omelets, and the pastries and fruit were delicious. The staff were remarkably diligent in clearing plates. Summary: There are very few hotels more luxurious than this one in all of Uzbekistan, let alone Khiva. So, if you're looking for the best accommodation experience in Khiva, this is definitely the place. As a business hotel, I think it's perfectly fine; everything is very professional. However, from the perspective of a luxury resort, I find the value for money to be a bit low. For this price, I could get a better experience in other countries, so the hotel's recreational activities and facilities could use further improvement.

The location was fantastic. It was easy to walk to the North Gate, East Gate, and West Gate. I highly recommend it, as you can also enjoy exploring the city streets outside the old city walls. The room was clean, and I stayed on the first floor, which was incredibly convenient. The reception was right outside my room door, making it easy to communicate with the owner. It was also a huge help that the mineral water in the fridge in front of the reception was free. It seems to be a family-run guesthouse, and everyone was friendly and kind. I received such warm hospitality, like coming home, so I often returned to my room to relax during the hotter hours of the day. They greeted me with an ”Okaeri!” (Welcome home!) each time I went in and out, which was several times a day. On my checkout day, my train wasn't until the evening, but the owner told me I could use the terrace (which was actually indoors) until 5 PM and even gave me some water. The mother also offered me fruit, naan, and snacks. Finally, the owner, Aut-san, offered to drive me to the station, which was a huge help. Khiva is very far from Tokyo and a challenging journey, but if I ever come back, I would love to stay at this guesthouse again.
