It is really a great hotel at and an affordable rate. If you have a flight the next morning or have an over-night layover it is perfect. The rooms are clean and the room amenities include slippers, a robe, toiletries, and a kettle. The breakfast is decent. The front desk is helpful. They used to have an onsite onsen but not anymore which is why I took a star off for their facilities. There is a 7-11 downstairs. They are near parks and a nice shrine. The airport shuttle is convenient. This was our second time staying here and we would stay again if we had a layover or an early flight just for the convenience.
Very close to the exhibition center, and right outside the door is the airport shuttle bus, which runs roughly every hour. The staff are all very nice. They've also added bedside power strips, addressing the charging port issue mentioned in previous reviews, making it a very convenient hotel. There's also a restaurant and a dessert shop on the first floor. Note that check-in is not until 3 PM.
The hotel is relatively close to the subway station, which is convenient for getting around, but it's too far from central Tokyo, which is quite inconvenient, and you even have to exit the station for transfers. Because of its proximity to the station, I was worried about getting a good night's sleep, so I emailed the hotel before checking in to request a room on the university side. However, upon arrival, the front desk still assigned me a room on the station side. The train noise was very loud, so I went to the front desk to ask for a room change. One of the female front desk staff actually didn't know there was a university nearby; it was infuriating! I had to open my email to show them before they finally changed my room. The hot springs on the third floor of the hotel weren't crowded, but it was a bit inconvenient to have to bring towels from the room.
My 5-night stay at Hotel Francs was very positive. The room was clean and the bed was comfortable, offering a good night's sleep. The room size is standard for Japan, which was perfectly fine. The staff and housekeeping were excellent. The hotel's location is a major plus, being close to the train station and Mitsui Outlet, which has many restaurants and convenience stores. Getting here from the airport was also convenient via the limousine bus, which stops right in front of the hotel. I highly recommend this hotel.
I stumbled upon this hotel on Xiaohongshu (a Chinese social media platform). Curious, I took two buses after landing in Haneda, a journey that took almost three hours, to finally arrive. From check-in to check-out, this was the most satisfying Japanese-style hot spring hotel we stayed at during our summer vacation with the kids! We were extremely satisfied with the service, facilities, environment, and dining, making our family vacation a wonderful experience! My only regret is not visiting the Kamo River Ocean World next to the hotel. Well, with that regret, I'll definitely choose this hotel again next time! ᵔᴥᵔ ᔔ
The hotel looks great from the outside, very new. I stayed in the main building, which was decent, and the room was acceptable. I heard the garden building is not good and very old, so be careful if you choose it!
The hot springs are really nice, but they are incredibly crowded no matter what time you go. Maybe it was because it was during Christmas. However, I got an infection after soaking in them :(
Perhaps it's a personal health issue? I won't comment much on that. Overall, it's okay for a brief layover. The restaurant next to the hot springs is very good. There's also a convenient supermarket downstairs in the lobby.
The airport bus to the hotel runs twice an hour. It picks up at Platform 16 for T1 and Platform 26 for T2, which is very convenient.

The multi-course dinner in a private room was excellent, so I was looking forward to breakfast, but was disappointed that it was a buffet. Both the large communal bath and the open-air bath were spacious and comfortable. The room was deep enough, but the width was only about 40-50 cm from the foot of the bed, so it felt a bit cramped. Even business hotels these days have a little more space! Other facilities, furnishings, and customer service were impeccable, making for a comfortable stay.
Well if you’re staying just overnight that will do but still … no water or coffee comps in the rooms. And for the price paid it’s really small. But we managed since it was just a few hours.
That being said the hotel is rather old and could do with some facelift to keep up with the modern amenities that most hotels in Japan have. Eg the showers, the plug points, the hairdryer one was spoilt and the other was so weak.
Other then the above it was just ok stay.

The room was excellent. It was impeccably clean; even behind the TV was spotless. The room was well-equipped with a bathtub, a stool, and a small basin. There's a complimentary shuttle bus to Disneyland, and you can simply wait for it right outside the entrance. The service was exceptional. We arrived at 12 PM, and the staff kindly allowed us to check in early. They thoughtfully used a translator to inform me about the breakfast location and time, as well as the shuttle bus schedule. Both the air conditioning and the surrounding area were quiet. The breakfast was varied and delicious, and the service was excellent. It's about a 10-minute ride to Disneyland, and the subway station is also nearby. I can personally confirm that the service was excellent, contrary to what some negative reviews might suggest.

The hotel also offered a Happy New Year buffet. It was a pleasant surprise to see a Save & Recycle box in the hotel, where we were able to dispose of a few clothes for recycling.

On the plus side, it's rare to find a hotel with a gym, especially one as spacious as this, likely due to its Narita location. The hotel also features a small Japanese garden, and I particularly enjoyed watching the koi carp in the pond; they were all plump and adorable.

LLuisalalaPros: An excellent choice for early morning flights. The airport shuttle runs very frequently, and the hotel staff provided exceptional service. The shuttle driver even helped with luggage. There's also a 24-hour Lawson convenience store on the first floor. The room was spacious, and the bathroom was very roomy. The hairdryer, in particular, was fantastic – powerful and left my hair feeling incredibly smooth.
Cons: Not recommended for those sensitive to smells. As soon as I opened the room door, I noticed a distinct odor. I even considered asking for a different room, but then I saw a prominent air freshener spray on the table and understood. Sure enough, I noticed the same scent on my way to Lawson. This hotel seems to have a lot of non-East Asian guests, which is understandable, but those sensitive to smells should definitely be aware.

TttongsA four-bed room, which is quite a rare find! For Japan, the room size was surprisingly decent. We could just about fit three 20-inch suitcases, though we had to open them when needed and then close them immediately. The wet and dry separation in the bathroom was especially convenient. It was super handy for visiting Disneyland. The convenience store on the ground floor sorted out our breakfasts for three or four days.

On the way to the station, you'll find a 7-Eleven and several dining options, with a Jusco supermarket also nearby. This makes it incredibly convenient. There's also a direct airport shuttle bus available right at the hotel entrance. A one-way ticket to Haneda costs 1300 JPY, and to Narita is 1200 JPY. You just need to wait by the hotel entrance, and the bus is always punctual. My only minor complaint is that the room size felt quite small, which was a bit inconvenient. However, considering the price, staying at a hotel with these amenities is already excellent value. They even provide a microwave, ice machine, and laundry facilities.
