The location was great, within a few minutes walk to bus and subway stops and about 15 minutes walk to the covered market arcades.
The room was as pictured and the property is new and very clean. The beds were comfortable, but the pillows were really hard. The kitchenette was well equipped for simple meals. The sauna / spa costs an extra 5000Y, which is not mentioned in the advertising, so we didn’t use that.
The only downside was the lack of reception staff, which means that you can’t send or receive your baggage.
If you check in online before you arrive, it will save you time and energy. I saw some travelers struggling with the process in the lobby.
We did see staff quite often in the lobby and they were always super helpful and pleasant.

The room is clean and spacious. Facilities are great, shower room, kitchen and wash/dry machine. Location is very convenient, close to shopping and dinning area as well as subway and bus. On the other hand, it’s just on Sanjo and our room is on the first floor facing the street so it’s so noisy by the passing cars even in the mid night and early morning. Cannot sleep well. So make sure your room is on the other side when you book.
