A good hotel in Alcudia, comfortable step-by-step access to the beach, while in a quiet place, the carriageway is not heard at all. Very generous and diverse breakfasts. But the rooms are not very large, the neighbors are heard. In general everything is very decent. When the settlement is served with champagne, beach towels can be rented on bail of 10€ per person

We have been to the Condesa Hotel on previous occasions my wife and I and never wrote a review. On this occasion I feel I must give my opinion as we accompanied with our two grand children. We had booked two suites from 26.0924 to 03.10.24 and on arrival we were upgrade to two premier suites, rooms 398 & 393 which included two floors, the top being a sun terrace which included a Jacuzzi in each. This gesture added to enjoyment, especially for our grand children, who were (buzzing), their word. But what made the holiday most enjoyable was the staff at the hotel, through out the duration of our stay, the staff were friendly, helpful and always had a smile, this was the whole staff we met from the room maids, bar staff, reception staff, dining room staff, the entire personal were a credit to the hotel. The food at all times, breakfast, lunch and evening meals was excellent. I will be recommending the Condesa to family and friends as the whole staff made our holiday a good experience and most enjoyable. Tony Prendergast

Excellent all round hotel staff very friendly and helpful entertainment was very good. Bedroom clean with a lovely view. Hotel is located in an ideal place close to the beech and ***** with bus stop outside . Pool area lovely plenty of sun beds and life guards on duty . Pool bar has a variety of snacks and drinks.

I hesitate to write this, as this might be the best kept secret on the island. This is absolute paradise. To be fair, if Magaluf is your idea of fun, then skip this review, as this couldn’t be more opposite. I can’t believe that this place exists. It’s a charming, historic Spanish manor (“possession”, in Spanish), oozing with character, kept up to the top standard, which wonderful staff. It only hosts a relatively small number of guests, often you have the pool to yourself. Sheep and goats wander, orchards surround, cicadas chirp away. Sure, as others mention, there were tiny red ants indoors if you leave food out, but it’s a farm! I can’t believe there isn’t more bugs and such. The menu is limited, but so are the clients, so it’s to be expected. Staff provide excellent off site suggestions. I feel very much like a family member here rather than a guest. Highly recommend, and I am very particular! Tip: Get the welcome basket. It’s a great first meal of local foods and a wonderful way to start your time here.

We had stayed at this hotel before, prior to the pandemic, and really enjoyed our stay, so were eager to return.  Unfortunately, our return stay was not as good, which was a huge disappointment. We were given room 318, which has a partial sea view, but generally a view of a petrol station, and the hotel bins. Not the best start, given the smell. As we unpacked, we noticed the air con would only work on fan 2, any other setting resulted in the air con switching off, on its own, not so much of an issue. Then we noticed the toilet flush didn't work, or rather the eco-flush didn't. Then we noticed the washing line in the shower had snapped and had not been replaced. Then we noticed the balcony door handle was loose (almost falling off, I tightened this myself). Then we noticed some of the balcony railings were not secure, one, which was supposed to be secured in three sections was only held on by the middle section and rocked if leaned on.  There were only 2 chairs for the 3 of us to sit on, on the balcony. Then we noticed the light on the kitchen was held on by what appeared to be either the wire or one screw. Outdoor light was cracked, wall had an S scratched into it, in the kitchen area, cupboards didn't shut properly, the room just felt worn out. I was of the impression that, as we had arrived at the end of season this year, the room had taken somewhat of a hammering over the summer and maintenance was lacking. I spoke with reception and asked for another room, was advised they were fully booked, so not possible. I explained that the air con was only functioning on one setting, the toilet only partly flushed, the clothes line in the shower was snapped and the kitchen light looked unsafe. I was informed the hotel no longer had washing lines in the showers (in which case, why leave the broken one in?) and that maintenance would be along shortly. A maintenance man arrived within 10mins and fixed the toilet flush. He adjusted the kitchen light, to hang slightly further on the other side, so it almost looked like the gap between ceiling and light fixture was intentional, and said he couldn't do anything with the air con, so just to use setting 2. We got on with the holiday and tried to put the issues with the room out of mind. Then the air con started leaking all over the floor, a steady stream of water. Back to reception, maintenance man was out again within 5 minutes and fixed the leaking air con and gave our son a bag of sweets, which was a nice gesture. A bit of the door handle fell off. I fixed this again myself. I was tempted to begin fixing the flapping seal around the door but decided against it. We began to notice, that whilst there were not many children in the hotel, our hallway was littered with buggies, which in itself was hazardous. As the holiday went on, we noticed that the bedsheets had not been changed, on either our bed, or our son's, this was the case for the entire two week stay, with the sheets at the end of the

Cleanliness is questionable. Shower is full of black fungus in the tiles, although we are aware that this is kind of normal in a bathroom that seldomly is completely dry, but the extent of it is a bit over what it should be. It also looks like the inlets in the pool have the same issue. Cobwebs in the ceiling is another hint that housekeeping is below average. Most concerning thing was when we opened the espresso-pot in the room only to find that the water container was covered in mold. When this was brought back to the reception, we was promised a new one, but the fact that the shape of it was so bad did not seem to bother them at all. This as also a major red flag. Lamps in the bedroom are installed with exposed wires, which is unsafe for children. One of them is not functioning properly.(not a big issue for us, but paints a picture) Food in the buffet restaurant is quite poor. Split sauces, cold and or bland vegetables. Pizzas are lacking taste except an abundance of cheese. All meat we have eaten is bone dry, with one exception where no-one can possibly have tasted it before serving. The amount of salt in the marinade was beyond recognition. The desserts also hold a very low standard, and we believe it is all mass fabricated and shipped in. Waiters are literally incapable of serving even a glass of water whitout spilling on the table. One of the reasons for choosing this hotel was the ”water park” near magic garden, which is apparently closed down. On the upside, the reception staff is generally welcoming and helpful. Also the Lollo & Bernie concept is really good. We would like to pay our gratitude to the people working with this, including the mini disco. They are really working hard for making it fun and exciting for the children.
