Nicely situated near the SMN train station and the main attractions were all within walking distance.
The lady at the reception was nice and helpful.
However the room was very small and basic.

Nice place to live, and the air conditioning was very helpful with how hot it has been. The showering system is very conveniently set up and not too small/ not too large. It was a very quaint and convenient hotel room and the customer service was very kind.

We stayed at Residenza le Fonticine for three nights and were grateful they could accommodate us on short notice. The hosts were incredibly generous and welcoming, and a true example of Italian hospitality. The room itself was very comfortable, clean, with perfect water pressure in the shower, and had all the amenities you would want. A number of bars and restaurants just nearby and we really appreciated it was close to Santa Maria Novella train station. A bonus is the breakfast included - a good assortment of food items and drink options. Overall, we had the best stay here and could not recommend this residence more highly!

Excellent location, reachable from the airport in 20 minutes via tram 7 days a week from 5am to 11.30pm. Too bad for the poor cleanliness and the poor quality of the breakfast products. Our room, on the B side, was a cramped double room with no light. The windows of the bedroom and bathroom overlook the pozzoluce where the sewage pipes of the entire building discharge. In short, hotel price but services like a terrible pension. Even old, gray towels! For the location alone I would have given 5*****

the staff were courteous and helpful, the clean room could be improved with a few changes (a few more coat hangers and the provision of at least one chair). Regarding the bathroom, we noticed the absence of a shelf (to place creams, toothpaste, deodorant, etc.) and hooks for hanging towels. The breakfast room was absolutely inadequate: it was accessed via a "kitchen" with the food displayed without any logic and many without protection, the tiny and wobbly tables which made having breakfast uncomfortable.

Convenient location in the center and the train station in an ancient building, modern and comfortable rooms, typical B&B breakfast without many pretensions, spacious bathroom, comfortable bed; our room had 2 small balconies overlooking a busy street so it was very very noisy at night also because the windows are equipped with single glass and did not even close well. Friendly and helpful staff, they allow luggage storage.

When I'm in Florence for work I gladly come back. Convenient walk from Santa Maria Novella station, convenient walk to Fortezza Da Basso, clean and with a sufficient breakfast. I don't need more and the price is acceptable.
