Pros: 1- spacious living area and bedroom. 2 - the team was very responsive and had someone at our door to help with a question. 3- the location is right on the main Drag so your close to everything. Cons: 1 - because your on the Main Street the traffic and club noise is loud. We were there on a Saturday night in July. The room was hot and wanted to keep our windows open but the the clubs below us were extremely loud. 2- they don’t leave any readable instructions for the appliances and just have a binder full of operation manuals from the manufacturer. Not very helpful

The Rocpool Reserve made our time in Inverness so special! We loved everything about this little guest house. It is within good walking distance from just about anything you want to see and do in Inverness. We received complimentary Prosecco upon arrival, and each day a complimentary breakfast, tea time and happy hour. All of the food and drinks were delicious. The staff were very friendly and made us feel so valued and welcome. The bed was comfortable and the bath products were excellent. A few things to note (not complaints): We booked a room with a hot tub on the patio. Based on website photos we expected a view; but it did not have one. However, it was incredibly private, which was nice. We had a soak each evening after being out in the windy highlands air each day. The complimentary bath products did not include conditioner for your hair. This was not a problem as we brought our own, but worth mentioning so you can be prepared.

The wifi was horrible. It didn’t work at all. The parking was impossible. We parked our car 5minutes walk away. The car park was full of cars already and Impossible to negotiate. The room wasn’t the same as online booking. A bit weird bathroom. Online We checked our room has a garden wide but there wasn’t a garden view. It was just blocked with narrow wall. The only thing that we liked was breakfast.

The hotel is old, living up to the local architecture, however its facilities are in perfect condition. I found a call! Very polite attendants.
There is no private parking, but it didn't work. There is a public car park a few meters away which charges £5 per day.

Generally acceptable and clean hotel. However, I was almost tricked by being given a room that’s “HALF-CUT” by the rooftop. Essentially an attic (picture 1) at first.
There are actually plenty of normal empty rooms being cleaned as I could see walking to the elevator.
I asked the front desk if I could be re-arranged and they gave me another room.
Pretty bad experience as I felt discriminated and tricked for unknown reason. I asked a fellow customer who checked in around the same day and he didn’t get allocated the attic room.

What a delightful B&B! Charming, tasteful touches of Scotland throughout the establishment add to a warm and welcoming scene. Our room (#11) can accommodate 4 - including bunk beds. Even the lampshades are made from authentic Scottish T****. The hosts thought of everything. From tea and biscuits, to QR codes for WiFi connection, local map, and breakfast menu. The breakfast room is bright with large windows and the servers were all pleasant and attentive. The food was delicious and filled us for a full day of exploring. Parking is tight but off street, allowing for east access to things if needed. The stroll into town for the evening took us alongside the rushing river, across the beautifully lit bridge, and in the heart of pubs, restaurants, and shopping. It was incredibly convenient. Fabulous place, people, food— we will be back!

The room is spacious and clean. The only hiccup was that, at first, we got a room with a double bed despite booking a family room on Trip.com. When I asked the reception staff, she said there was no family room per se in the building, and in the booking that they had, it didn't say that I wanted a family room or how many people would be sleeping in the room. For them, a family room is a room with a double bed and an extra bed. The staff managed to change our room to one with an extra bed ready, so it wasn't a problem.

I've been coming to this hotel for around 20 years, initially on business and now for leisure, and I visit every few years. In that time not much has changed, apart from the ownership. The hotel is still a beautiful building set in tranquil and wonderful grounds. The downstairs interior is stately and is tastefully decorated with an elegant bar, Lounge and Restaurant. Staff on Reception are polite and helpful But the hotel isn't without its issues which are 1) The bedroom furniture has been the same on every visit over the last 20 years and is showing its age 2) The carpet in the room we were given was actually threadbare in places and isn't what you expect 3) The lady waiting tables at breakfast is a joy. She is attentive, polite and helpful. The same cannot be said of the older gentleman working there who is ignorant and ignores people waiting to be seated. There is no need to be so rude and dismissive of people of all nationalities who are basically paying his wages ! 4) My biggest grumble of all is the lack of a premium lager in the hotel bar. Under previous management in the early 2000's they used to stock 1664 but now it's Carling (yuk!), Guinness, Scots ale or Cider. I would have spent a lot more time in there had they stocked better beer. That's a real own goal and other guests are of the same opinion.

The room is old and old-fashioned, with poor sound insulation, but it is still relatively clean. The breakfast is more English, but also has Scottish characteristics, with several different choices. I had dinner once in the hotel, and it felt average, not worth recommending.
GGuest UserWe visited inverness for a short time and we honestly couldn’t of had an easier accommodation experience, the staff are very friendly and attentive to your every need, when we first arrived they upgraded our room for free and let us check in early further more when we wanted breakfast in the morning it only cost us £10 a head and they offer a wide range of breakfast options, when we checked out they also let us keep our bags at the house whilst we spent our last few hours exploring the city. Highly recommend, priced well too.
GGuest UserIt does the job but that's about it. We stayed 2 nights during our Isle of skye trip. The shared room was big enough for 4 people to move around but besides of 2 bunk beds there was absolutely nothing else in the room. A chair or two might have been great as when you are at the bottom bunk you can't sit on it as the top bunk is set to low. The beds were fairly comfortable but noise every time you moved. The bathrooms very supposedly cleaned but def weren't, the sign was just put up. The floors in the shower were dirty, only two hooks, so the chance of your stuff getting wet were pretty high. Also super annoying was the push and stop buttons in the shower, they turn of every 15 sec or so, it's annoying to take a shower. Same for the ”give it a good yank” in the toilets, most of the time the yank wasn't enough and the toilets didn't flush. The kitchen upstairs is small, we only stored something in the fridge but I wouldn't cook there as it's just waaaaay to small. The good thing is the location as it's right around the corner from the bus stop. If you simple need a place to stay overnight, I would say it's alright but still too expensive for what is offered.
GGuest UserReally disappointing experience compared with the photos displayed on their website. Here on business for four nights. On my first night I was allocated a room with a connecting door, the guests next door returned to the hotel around 11.30pm and played music till 3am. It felt like they were in the room with me. I honestly don’t think they were that loud, just absolutely no sound proofing in the room. I requested a room change as I had confidential calls to make, the reception quickly allocated another room for me, but based on the accommodation areas it is just a very tired hotel. Tight entrance into room and toilet area. Have to say lovely breakfast and food in the restaurant was good, as are the staff. Sorry would not choose to return.

After the Victorian hotel next door was gutted to house an expensively naff 'Nessie' visitor attraction, the accommodation remaining is a weather-beaten old 1970s annex with all the charm of a Cold War youth hostel. It's clean enough, to be fair, although the slight whiff of damp pooch endures. The boiler works too well, if anything, and the shower will provide water at Hot, Very Hot, Scalding and Aff Tae Infirmary Wi' Ye temperatures; should you want it cooler, the loch is nearby. If this doesn't entirely appeal, and Drumnadrochit's limited charms seem unlikely to detain you for a whole night, Inverness alternatives are not far away.
GGuest UserOk so it’s a hostel ! But in this day and age i expect it to be cleaned between the different parties staying here ! It’s more than just the bedding needs changed and cleaned regularly ! Ok guests please keep the kitchen clean and tidy well it didn’t happen and the mould in the fridge and the general cleanliness of shared areas left a lot to be desired !! Sorry regardless of it being our responsibility when clearly it’s not being done staff should be ensuring health and safety is paramount especially given the current climate We cleaned up after ourselves but unless we went in with scrubbers, bleach and steam cleaners it would take days to clean up the mess that was the kitchen I was in a room two singles and a double and not enough room leftover to swing a cat never mind put all our gear bags etc we were literally on top of each other There’s no shared sitting room or anywhere other than the kitchen to relax, converse or do anything really ! The bathroom was ok apart from the bath panel Hanging off oh and the mould around the bath/shower but it was hot !
