When I went there, there was a Chinese receptionist. I didn’t know if the boss was Chinese, so the communication was very smooth. It was a typical motel. The rooms were simply furnished but adequate. However, they were very close to the parking lot and the sound insulation was average. I couldn’t sleep well. Please think twice or prepare earplugs. The location is very good. It is on the main street of Rotorua, not far from the Government Garden and Polynesian Hot Spring. Even if you drive, you may not be able to park in the courtyard due to limited parking spaces. If the parking spaces are full, you can only park on the street. It is recommended that the boss prepare a check-out key box so that you can check out quickly without having to go to the front desk to ring the bell every time.

Clean comfy bed and hot showers.
They let me check in late at night after arriving on night bus. Also let me stay in their kitchen and living room area until my night bus to leave town which helped because waiting for bus is ouside and was very cold. Convenient to walk to bus station too.

a prison cell is larger than the single bedroom. tiny - the room, if you can call it that, was the length of the bed. The width - i couldn't put my suitcase on the floor by the bed, no room. there is room under the bed however. shower was very small too, a large person would have trouble using the shower room.
