I can only put this as average as I did not check in at all due to last minute sickness. Sent in my medical certificate to the hotel/trip.com, cancellation was rejected claiming that a diagnostic report is required.

The room is spacious and has complete basic facilities. There is a construction site in front of the hotel, which is a bit noisy and dusty. There are many mosquitoes in the bathroom. The transportation is not convenient because the hotel is on the other side of the checkpoint. Although the map shows that it is very close to the checkpoint, the actual situation is that the road is cut off by the viaduct, which is not very convenient for driving or walking. If you take a taxi during peak hours, you will have to take a long detour, the fare is at least twice that of the other section, and it is difficult to get a taxi, so you can only walk. It is not recommended to drag luggage and children. Although the hotel provides breakfast, there are so many delicious foods in Johor Bahru, and the food in the hotel is relatively simple, so it is not recommended.

It is a pleasant stay and everyone of us is very satisfied. If you plan to walking from JB custom to hotel is a bit far thus we are taking grab as per other travellers review. Rooms is clean and no odour smells. We will come back again soon.

Good stay, staff friendly and professional. From check in, to check out - process all smooth. Location wise is nearby some shops, across is R&F Malls if you fancy. Walking distance of about 10mins on ground and 15mins on bridge to/from JB Sentral. Not hard to get Grab to send us back to hotel.
Buffet breakfast included with our stay. Not a lot but good enough to be honest. They rotated some of the menu so it's good not to be eating the same thing daily. Won't mind staying again for the bedroom space. Really good for families.

Nearest to the R&F mall, but do be prepared to have an awesome walk over to the CIQ (a steep stairs to a connecting bridge to CIQ). An awesome comfortable stay.
