Great hotel, very good location and very close to the market square and Bahia palace which is one of the main attractions, staff was very friendly and helpful and going the extra mile for you. Overall, l would stay there again if went back to Marrakech.😊

It is located in the old part and if you are used to the Netherlands it can be a bit of a shock, but we enjoyed it so much. Riad Khabia is fantastic. Location is close to the Jewish Square, so it is within walking distance. Breakfast delicious and cleaned every day. On the day of departure we were given bags with breakfast items in them because we had to leave before breakfast. Staff helpful. In short, highly recommended

Lovely Road, staff really friendly and looked after me as a solo female traveller. Highlight was the rooftop private Hammam spa. Therapist was amazing and was one of best treatments I have ever had. If you stay don’t miss out on it. Lovely rooftop to chill on and your own Lounge next to the room.

My girlfriend and I stayed in the duluxe suite, and it was incredibly beautiful. The riad itself lives up to the cliche of being a tranquil oasis in the slight craziness of Marrakech! The staff were incredibly hospitable, and did everything they would to make our stay as enjoyable and easy as possible. Big thanks to Rachid and the team - you guys were great, thank you so much!

The rias is awesome. Very close to the center of the city. All the people who work there are extremely professional, they take care of you and help you with everything you need. For instance, they helped us with the organization of a visit to Agafy. Breakfast is insane, and the sunset in the rooftop is mandatory. Thank you for everything Rashid.

It’s very close to the main square and comfortable to arrive. It’s very pretty, big and clean. Breakfast was amazing. The terrace has an amazing sunset view. The staff is very welcoming and kind. We were a big group and all our needs were satisfied. Thank you Rashid.

If you want to go to Marrakech forget about all five-star hotels, just go to Riad Khabia. You would nowhere else get such a warm and "cared-for" stay (saying this with already a little experience in the overall welcoming culture in Morocco). The rooms and the Riad itself are very beautiful (the pictures do not lie) and very clean. As our flight was scheduled pretty early in the morning, we got little care packages to take away. And all of this just by pure luck and the kindness of Moroccan people: The Riad we originally booked, was being renewed but we never got a notice...So the guide we were with, arranged quickly our new stay with so much better conditions!

Having booked flights to Marrakech, I was then tasked with finding somewhere to stay that was good quality but also on a budget. I wanted to stay in a Riad, but with so many options I spent countless hours trying to find a perfect balance of cost, culture and quality. I found it in Riad Khabia. Staying in central Marrakech (Medina), you have to expect that it’s not going to be the most picturesque of areas to walk through. The Riad is located just off a courtyard. At first, you may wander through the area wondering what you’ve booked, but the same can be said for anywhere in this area. As soon as you get inside the Riad, you are welcomed by warm and friendly staff and an amazing, traditional Moroccan building. We were given a tea and some cake and Rachid talked to us about the local area, and gave recommendations for restaurants and things to do. The hotel does offer the option to book tours however there was no pressure, which was nice. We booked a double, superior room, which was amazing. It was so welcoming, clean and classically decorated – it was just what I wanted from a visit to Marrakech. Towels and shampoo/shower gel are provided. You are also given a kettle, cups and tea/coffee. Breakfast is served between 8 and 11 each morning. As there are only 7 rooms in total, it is not a buffet style breakfast. Instead, they bring out everything fresh for you, usually within about 10 minutes of you sitting at a table. Each morning, you’re brought both orange juice and coffee (I asked for tea and they brought this for me), some form of freshly cooked egg, yoghurt, bread, condiments, fruit and a bakery item (pain au chocolat, cake etc). It’s such a nice touch that everything is brought out fresh. On the last night we had a massage at the hotel, which was 80 Euros for two people. This was able to be booked with only a couple of hours’ notice and was lovely after a few days walking around Marrakech. We didn’t use the pool – it was clean but cold. However we didn’t book the hotel to use the pool, so that didn’t bother us. We did make use of the roof terrace one evening. We also paid a small fee for some of our clothes to be washed as we travelled very light to avoid luggage costs on the flight – these were ready the same day. If I ever go back to Marrakech, I will certainly stay here again. Thank you to all the staff for making our stay so pleasant!

This beautiful riad is good located to discover the busy city of Marrakech. It is the ideal spot to relax for a moment with very friendly staff. The place is very clean and quiet. I would really recommand this riad. No negative points, only positive 😀👍

I stayed 4 days at Riad Khabia and had a wonderful time. Communication was perfect from the first inquiry until my date of departure. Rachid got out of his way to make everything possible to ma my stay memorable. He gave me an upgrade to a superior room, organised my taxi and was great with general information about Marrakech and the country as a whole. Breakfast is great and can be enjoyed on the terrace if the weather permits. The Riad is centrally located and still of from traffic noise. I will stay here anytime again.

The staff is incredibly attentive and nice, and will accommodate whatever needs you may have. Meals are tasty and varied. Rooms are beautifully decorated. Tried the hammam, they were available on short notice and was overall a good experience (although not life-changing, if this is an important part of your trip, maybe look into other options so not to be disappointed)
