Upon arrival at the hotel the staff were friendly and inviting. We were checked in and given information about breakfast and room service. We were then taken to our villa by golf buggy. We were shown our villa and the various areas and controls for them and then left to settle in. We were also told the mini bar contents was free and refreshed each day (2 cabs of coke, 2 water, small pack of oreos and a kitkat). At first glance it is a lovely hotel and the pool jets were fun. On closer inspection it became disappointing and didn’t improve, more on that in a sec. At breakfast there was a menu to select one item from and the portions were massive and tasted very nice. There was also a large buffet selection you could help yourself to. Fresh tea and coffee was available upon request. On arrival we advised we had an early morning which would start before breakfast opened. We were offered a takeaway breakfast that would be waiting at reception for us. The next morning upon arrival it was apparent that the order had been forgotten. Breakfast had opened by this time and we had to quickly shove some food down us while our driver waited for us. That evening we enjoyed our pool but it wasn’t in the cleanest condition with debris at the bottom and leaves floating on the surface. On the first evening after check-in, I was walking around the villa and caught the bottom of my foot on a sharp part of the wooden floor. I did advise the staff the next morning on our way out for the day and it was fixed by the time we returned. However the injury did cause pain and irritation for the remainder of the holiday as it was on the bottom of my foot. Upon returning from our first day out we found that our room had been cleaned but they had removed our dirty towels and not replaced them with new. I had to contact reception to request fresh ones. They had also turned off the air-con that we had left on to ensure the room was cool when we returned. The following day I decided to have a bath to sooth my sun burn and found that the tap to the bath was broken and there was just a small stick pointing out for me to use to control the temp and flow. We also realised that we were lucky enough to have booked a villa with a pool, as the hotel does not have a communal one and not all villas have there own. For the rating of the hotel and the price we paid it was a little disappointing. The staff remained cheerful and helpful for the duration of our stay but the issues did dampen our experience.

We booked this accommodation through *********** and it wasn't stayed anywhere in the terms and conditions that they charge 3% more if you pay with credit card. When we arrived there was a lady who greeted us on the street as soon as we got out of the taxi and wanted to rush us in the office without leaving any time to organise our luggages and two small kids. When we got in she told us we have to pay 3% extra if we pay with card and when we questioned this she couldn't answer or offer any solution, she was very condescending saying things like ” I'm helping you to check you in early etc” even though we only asked to leave our luggage we didn't need to check in early (we were there around 12 so not very early anyway). We asked to speak with the manager. First she said he will be there around 2 pm then suddenly turns out he will be there in 5 mins. Meanwhile waiting we just went to a tour operator on the corner to ask some info and the lady came very rudely saying to stay there now as she doesn't want to chase after us when the manager is there. Then the manager came, a French guy, absolutely entitled and condescending as well. He was smiling at us and told us we are talking for 1 hour for nothing, didn't let us speak and showed us the door with a baby and a toddler in the 40 degrees heat. Absolutely disgraceful. He said if we don't like it there is the door - his words exactly. This could not happen if he was a hotel owner in France so he made the right decision to leave Europe. We were absolutely shocked. Then we booked another hotel on *********** which he told us was also his place so he told us not to go there either. Luckily we found a much better alternative closeby for less money and more kind owner.

We were fortunate to discover the Kata Hill Sea View hotel! From the moment we set foot in the Penthouse Apartment, we knew it would be an extraordinary family experience. This two-bedroom apartment felt like a true home away from home. With its fully equipped kitchen, tastefully decorated sitting/dining room, and the sprawling terrace with stunning views of the sea, Kata town below, and the magnificent Big Buddha atop the mountain, we felt like we didn’t want to leave this apartment for a moment. The private swimming pool and outdoor dining area completed the picture, inviting us to relax and take in all the beauty. Plus, we could order a variety of Thai and Western dishes via phone/WhatsApp from a nearby restaurant, which were promptly delivered right to our door. Should you decide to venture out, you'll find everything you can think of within reach. The hotel is just a short walk from the beautiful Kata beach, with shops and restaurants that cater perfectly to our family's liking. For further exploration, the local bus stop to Karon and Phuket town is conveniently just five minutes away and it's just 40 baht p/p. A special shoutout to the hotel staff, whose warm and genuine hospitality made our stay truly memorable. And last but not least, the charming ginger cat at the reception added a sense of comfort and homey feel throughout our stay.

Best property in Kata beach. Very resonable. Rooms are very cozy ,with a ocean view. Well maintained exactly as shown in pictures. The view is exceptional. All stores and attractions are nearby. Owner is Bankie, he is a good friend and host. He made us feel at home ,helped us with our tourist sight seeing, recommend all the good spots and modes of travel. He made our vacation very pleasant . Visit this property in your next travel to phuket,you will enjoy it very much.

Excellent customer service. Nice and clean breakfast. Nice pool design for relaxation. Would recommend others to stay. It is also close to Kata Beach about 5min walk. And the blue bus and smart bus also 5 mins walk away. Can request for better room and usually the hotel will accommodate

facilities excellent large pool, great breakfast, on the beach of Kata, also walking distances to all restaurants, bars and yet Hotel is totally Private. We had a lovely sea view room with balcony. Very safe bay and sea on Kata beach will definitely come again
