The Primary Bedroom is so large that it ALSO holds a 2-twin trundle bed. Each twin trundle bed has a cool gel mattress and is a great place for kids or even extra adults. You'll sleep as long as you like thanks to the black-out curtains and darkening blinds on both master bedroom windows. The primary ensuite bathroom is spacious with a double vanity and walk-in shower. Towels, washcloths, and hand-soap are all ready and waiting for you. In addition to the Primary Bedroom, you'll find 2 mix-and-match queen bedrooms across the hall. Joined by a Jack-and-Jill double-vanity bathroom, these two bedrooms are bright and spacious. Both bedrooms feature a desk and chair, double nightstands, double lamps, and room-darkening blinds and curtains as well. One bed is firm and one bed is softer so you choose which you prefer.You'll know you've found the laundry room when you are walking toward the beach: a giant beach mural was custom-created for the laundry room with it's full-size auto-sensing washer and dryer. You'll pass the cute Powder Room off the laundry hallway. It's a small but perfect little bathroom featuring a pedestal sink. With 3 toilets, 5 bathroom sinks, and a full-length mirror in every bedroom, there is never anyone waiting on anything! Enjoy your morning coffee while soaking up the day's early sunrays on the front porch. The large covered porch deck is where you can sit at one of the two outdoor tables with a cuppa Joe and your phone, catching up on social media or just reading a book in the gentle warmth of the morning sunshine. Remember to wave to the golf cars as they pass; Colonial Beach is a golf-cart friendly community. Each morning when you awaken, you'll love going to the front porch, closing your eyes and soaking in the morning sun. This porch is a great place to gather every morning during your stay and a perfect spot for an at-home breakfast before a busy day at the beach. If you have rented a golf cart, It can be parked on the grass by the front porch or by the back deck. We even have a dog washing or foot washing station outside by the deck. Let's keep that sand outside! In the evening, you'll catch the last of the sun's glory as you sit around the back deck and enjoy the no-neighbor-out-back private setting. During the school year, you can watch the elementary school kids during recess. And with a back deck door directly into the house, it's easy to grab another cold one to continue enjoying time with friends on the back deck. No grill, no grilling. No firepits, no candles, no fires. Both front and back decks are made of composite wood with vinyl railings and siding; there are a few steps up to both. There is a large unfenced backyard if you are bringing outdoor games. Neither the porch nor deck is gated. We stock the kitchen with quality colorful barware, utensils, and cookware, but you're just a short ride from Colonial Beach's cute local restaurants, bars, and breweries. Walk or golf-cart a couple blocks to the beach or cute shops if you wish, or take a quick bike ride over to the public beach if you prefer that vibe. We even have a water view sort-of: from the cross road at the home's driveway you can see the Potomac River shimmering just a short bit away. Walk toward the water and veer right to find the public beach just a short way away. Ride a bike or rent a golf cart for the best and easiest way to get to the public beach each day. This is our home away from home and we treat it as such. You'll find it well-cared-for with quirky art, fine furnishings, and upscale bedding. We love fun barware and distinctive décor; nothing old or outmoded here, though we do have some cool vintage items in the house. Fun, contemporary, upscale vintage, and easy-peasy! The house is NOT child-proofed in any way. Dogs are allowed if they do not get on furniture or bedding and if we are given info on them ahead of time. Come enjoy the house, the big old bungalow porch, the glorious sun deck, and the beach vibe of Colonial Beach! Come, be our guest! Check-in and check-out times are based on cleaning protocols and are difficult to move. If you need an earlier check in time, let us know and we will do our best, but make no promises. No partying please. No loud music and no outdoor guests after 10 pm. Outdoor bugs are possible anywhere so bring your spray. We keep ant spray inside and wasp/bee spray on the deck to help out if you find a stray bug, though we have a monthly pest control contract. Keep the doors shut to keep the flies out. Clean as you go, please. But, it's your vacation, do when it is time to go, just put your dishes in the dishwasher and start it before you leave. You do not need to do the laundry. You do not have to strip the bed and can just put dirty towels and washcloths in a pile in the bath tub/shower or laundry room. Please note there are a few items marked "Not For Guests" or "Do Not Touch" in the home and we'd appreciate you letting those alone during the course of your stay. Please wipe down your spills to help keep pests away and use a trash bag in the bins (extras are left for you). A vacuum cleaner and broom is available for the guests to use if needed. No iron or ironing board at the house. Basic utensils and dishes for serving-eating-cooking are available, but if you need something specific please bring it. We have some cleaning supplies, napkins, toilet paper, and paper towels available for you, but you may need more if you have a longer stay planned or run out. We have free WIFI for you, but a large # of people using a lot of apps and platforms may slow the speed a bit. We have one 32" Roku television with no cable or air tv service, but WIFI is available in every room. Bring your Amazon, Netflix, etc. passwords. Roku TV and HBO Max is available free of charge. We have exterior cameras that automatically record video and audio. It records outdoor activity automatically for safety and security and sends the info to the cloud. We have our email and cell # all over the house in spots so you can call or text in an emergency. Call or text if you arrive and have not received the door code.Pets: 2 dogs allowed; only non-aggressive and non-territorial dogs with no history of biting. Dogs may not get on furniture or beds. Welcome to our Colonial Beach custom home, our home away from home, close to everything charming & fun in Colonial Beach, Virginia---named Best Beach by USA Today & the 2nd largest beach in Virginia. We have equipped our luxurious home to our high standards and to anticipate your needs during a relaxing stay. This is a non-smoking & no-weapon property: no smoking anywhere inside or outside. 7 occupants recommended, Max 10 humans: kids, babies & infants all count. Small fee for more than 7 occupants. Pets are $125 per pet with some restrictions.You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. No additional guests, friends, or relatives can stop by or come onto the property or come into the house. This is due to insurance rules and city regulations. We hope you will enjoy our little slice of paradise whether you are boating, fishing, worshipping the sun, playing on the beach, or headed to our charming wineries and restaurants! Situated on a street smack-dab in the center of town, we are about 1.5 short, small-town blocks to the beach & boardwalk. & if it weren't for our lovely tree-lined street you'd even be able to see the beach from our windows. & not just the beach, but we are also just a short block from Monroe Bay. You can see the bay water shimmering from the upper windows on the east side of the house & you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars. From the either of the home's 2 lrg frt balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead & the nearby tree leaves rustle in the wind. The lower porch is spacious & gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving & nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community & you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting & using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony w/a drink & enjoy the sunset, the wind off the nearby water, the stars in the sky, & the exquisite little jewel-box homes lining the street. On the main level of the home, you'll find comfort & fun & plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close wht kitchen cabinetry, the lrg dbl-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area & the private paver stone patio just outside the kitchen where you can sit outside to enjoy a meal. The home's main level also features a large back bedroom w 2 dbl-beds, a full bathroom, lots of living room & dining room seating, a breakfast bar for the early risers & plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 add'l dining chairs in the living room & seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 add'l chairs in the dining room that turn and move easily into the living room for add'l seating + there are 2 barstools at the kitchen-bar that turn & add seating to the living area. This is the beauty of open-concept! The 32" Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO or + your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the lrg luxurious primary bedroom w private balcony & a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed & enjoy coffee on your private lanai, an outdoor room with a view & no bugs (the balcony is screened). The bed is softened w a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter & cool in summer. The bedroom features nightstands & lamps on each side of the bed, a seating area for 2, a private balcony & a luxury ensuite bathroom. There's a lrg Queen bedroom on the opposite end of the upstairs hall from the primary bedrm. With a bathroom just outside it's door, it feels in some respects like a 2nd primary bedroom. This bedroom features a slightly softer, but still firm mattress & it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed & a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage w/hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan & ample electric outlets. The upstairs middle bedroom is a cozy retreat w/a cushy double bed, nice linens, lighting on ea side of the dbl bed, small shelf nightstands & a lovely pond & bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door. In addition to the 3 upstairs bedrooms, there is a lrg downstairs bedroom that features 2 dbl beds. The games & puzzles are stored in this downstairs bedroom closet along w tennis rackets if you want to play at the nearby community tennis courts. This is a fun, double, 2 full-beds bedroom w/a full bathroom just outside the door. This is the only bedroom on the main level of the house & no indoor stairs need be climbed to reach this lower bedroom. We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware & cookware (and sometimes bags of condiments) that you are free to use. We have a Keurig coffee bar, complete w/a few coffee pods & tea bags & sugar/creamer/sugar substitute. Cooks will appreciate that we stock cooking spray & a few spices available to use. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware & a few mixing, chip & cereal bowls. If you have the need for particular cooking or eating utensils, we'd advise you to bring those w/you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the frt-loading washer & a full-size dryer. You’ll find our WIFI password in the kitchen when you arrive & a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong & fast 5G wifi signal for you to use free of charge. We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 4 vehicles (depending on size-no work trucks, trailers, RVs, or company vehicles), a fenced yard w/grass & an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a 4 standard size vehicles. We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you & your friends to enter & exit the house w/o needing to keep track of a key. Int deadbolts & plenty of ext lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to arrive, a few minutes before check-in.
