"The environment is a bit dated, and there was a slight smell in the room, but it was very clean and the service was attentive. There's a self-service laundry room, but you'll need to bring your own change. The surrounding amenities are very convenient, and the view from the window is nice."

While my room on a lower floor didn't have the sea view mentioned in some descriptions, I found it comfortable and well-sized. A true highlight was the breakfast on the 21st floor. The panoramic views were absolutely beautiful and made for a delightful start to the day. The sauna was adequate, though not particularly memorable. The one significant drawback was the difficulty in locating the bus shuttle. The absence of a clearly marked location or a QR code made finding it quite frustrating. This is an area the hotel should definitely address to improve the guest experience."

"My 5-night stay at Hotel Francs was very positive. The room was clean and the bed was comfortable, offering a good night's sleep. The room size is standard for Japan, which was perfectly fine. The staff and housekeeping were excellent. The hotel's location is a major plus, being close to the train station and Mitsui Outlet, which has many restaurants and convenience stores. Getting here from the airport was also convenient via the limousine bus, which stops right in front of the hotel. I highly recommend this hotel."

"Service from the staff was nice.. facilities was okay.. location was near the train station.. we didnt like the vibe of the area especially at night.. felt like the security in the area was very very poor. there are always a lot people camping around from the train station all the way to the hotel, trying to prey on people who are alone. they are always staring at me and my husband everytime we walk back from the train station. during our 1st night stay, my husband went down to the nearby combini alone and an obaasan kept following him asking if he wants massage service from hotel to combini and back to the hotel. then another night, we saw 1 girl got cornered by a group of guys while walking back to the hotel. she was obviously distressed but we are couldnt do anything since we are outnumbered. we didnt want to get into trouble so we can only walk away with guilt as fast as we could back to the hotel. drunk people everywhere. no police in sight during the few nights we were there as well. overall, definitely no issue with the hotel but we will not return to Chiba again."

"I booked this hotel specifically for a concert, and its proximity to Makuhari Messe made it incredibly convenient – just a 10-minute walk! You can take an express airport bus directly here from Narita Airport. There's an outlet mall right across the street, and a large shopping center is just a 10-minute drive away, making it excellent for shopping. Although it's in the suburbs, there are plenty of convenience stores nearby, so finding food and drinks isn't an issue. The JR station is only a 3-4 minute walk, and you can take the Chiba Line directly to Disneyland and the city center without any transfers. I was extremely satisfied with the transportation options! The hotel room was on the smaller side, especially the bathroom. In a double room, the bathroom was barely big enough for one person, and the low ceiling might be inconvenient for taller guests. However, the hotel itself was very clean, and housekeeping tidied the rooms daily. The front desk staff were very kind and helpful. Although they didn't speak Chinese, English communication was perfectly fine. They assisted with booking taxis and storing luggage without any problems. Overall, I highly recommend this hotel. I was very satisfied with the value for money at this price point. It's definitely a great choice for anyone attending concerts!"

"The location was superb! It's the same building as Chibachuo station and surrounded by mini marts and restaurants. And it's 10 mins walk to Chiba Port Arena. The staff were nice and willing to help. However, I booked for non-smoking room but still smelled cigarette smoke in my room. Especially in the night. I guess it came from the other room :("

"This hotel is close to Narita Airport and not far from the beach, within walking distance. There aren't many dining options nearby; you'd have to take the subway to Kaihin Makuhari for more activity. The hotel is decent, just convenient for getting to the airport the next day."
