TeriyakiThe hotel used to be a private mansion with every detail. The hotel is facing Lake Rotorua, the room has a wide view, five minutes drive from the skyline and ten minutes from the downtown. The hotel has its own paddock, where horses and sheep graze leisurely on the slopes. Breakfast can be cooked to order, and the lamb in the kiwi breakfast is very good. It was very comfortable to take a walk in the courtyard after eating breakfast. The hotel staff was warm and considerate. Some regrets were that because of the self-service on the skyline, I didn't try the dinner at the hotel. I have a chance to try it next time. There is a study room on the second floor of the hotel. There is a 200-page world map on the table. It has been turned over and confirmed that there is no less in China.

Our stay at the Black Swan Hotel was truly amazing. Originally, we were booked at the Hana Lodge, but due to renovations, we were moved to their sister property in the heart of Rotorua. Despite the change, we were pleasantly surprised by the excellent service.
The room amenities were incredible. We had a free mini bar that was replenished daily, a large, comfortable bed, and breathtaking views of the lakes. The room was exceptionally clean, and all the staff members were incredibly helpful and courteous.
The breakfast served from 7 am was delicious! I highly recommend this hotel to anyone travelling to Rotorua.

Guest UserWe stayed there in mid-May. Very clean accommodation. Comfortable beds too. One reverse cycle air-con upstairs in the lounge/kitchen area. Rooms were provided with a portable column heater each. There was a towel heater in the bathroom located downstairs but it was inadequate to warm the bathroom. When one of the column heater stopped working, it was replaced immediately. We were happy with the accommodation. The only negatives were lack of mirrors and hooks (to hang wet towels) in the bedrooms but these were minor issues. Will stay again.

Location is excellent with lot of cafes and restaurants.
I took the Intercity coach which dropped off at the tourist information site. From there it is a less than 5 minutes straight walk and then turning right to reach the hostel.
Very friendly and helpful receptionist however do note it is closed at 6pm.
Toilet and shower areas are very clean despite huge group during my stay. Shower gel and towel are provided which is great for me.
I stayed in private single room which is good enough for me.
Have kitchen with fridges, microwaves, stoves , utensils, pans , cleaning soap…… paid washing machines.
U can parked your luggage after checkout for free.
Walking distance to Rotorua Central Mall which has a food court and McDonald n KFC for slightly cheaper meal options.
Entrance to hostel are always locked with passcode thus felt safe .
I will definitely stay there if I am in Rotorua.

I was initially given a ground-floor room, but I wanted to switch to a second-floor one. The second-floor room had three beds and cost an extra 20 yuan. The front desk staff kindly showed me the room, and it was great, so I made the switch. The room isn't huge but it's very clean and comes with a fridge and a kettle. The hotel's location is convenient; you can walk to both a 'green' supermarket and a 'yellow' supermarket nearby, and there's a gas station right across the street. The 'yellow' supermarket has the cheapest chocolate at 5.9 yuan a bag – definitely the best deal! The hotel breakfast is simple, just bread and milk, etc., not very filling. But that's pretty standard for a 'white people's breakfast' anyway.

Guest UserLike a 10-15 min to food street. The first reception I met was super nice and she gave me lots of good recommendations. Tried finding reception again the next day and he disappeared and never returned.
The walls are very thin and you can hear a lot. There were some ****** yelling and screaming at 10pm one night (I assume they were having their sad version of a 'party' with only 3 guys...). I put my soundproof on and slept.
The shower wasn't really clean. When I turned on the water it smelt like hot piss...
No exchanging of new towels and I was there for 3 days. Annoying since I went to the Hell's Gate spa and all my stuff now smells like sulphur.
There also wasnt any hand soap in my bathroom.
Lots of free parking which was nice.

The hotel's environment and location are excellent, and the underfloor heating is a great touch. The front desk made check-in feel very warm and welcoming, and check-out was smooth and hassle-free. I really wanted to give a 5-star rating.However, the breakfast experience was extremely disappointing. A female staff was busy clearing tables the entire time and provided no service at all. Many food items were already gone — we went at 8:10 AM, and breakfast was supposed to be available from 7 to 10 AM. There was no bread, no croissants, no apple pastries. As for fruit, only three pieces of orange were left, and they didn’t even have any pulp. I pointed this out to the staff member, and she simply told me that the breakfast supply was already finished, then continued tidying up without offering any help. But there were still over two hours left before breakfast was supposed to end! I was honestly speechless. I had no choice but to drive into the city center to buy some croissants myself. I don’t know if this was a cost-cutting measure or if they genuinely ran out of pre-frozen pastries, but either way, the experience was very poor. This was already our third time staying here, and the previous two visits did not have this issue.

Guest UserI had a wonderful stay at AWA Hotel. The owners were very accommodating and gave us a warm welcome. They kindly allowed us to check in early due to the stormy weather, as we had nowhere to spend time outdoors. The room was clean and tidy, the toilet was sparkling clean, and the soundproofing in the room was excellent. Overall, a comfortable and pleasant stay that I would highly recommend.

I stayed at this hotel recently. The location is excellent — very convenient and close to transportation and restaurants. However, the breakfast buffet was just average, nothing special. Also, the room wasn’t as clean as I expected; it could have been better maintained. Overall, it’s a convenient place to stay if location is your main priority, but the cleanliness and breakfast quality could use some improvement.

I think this hotel was great value for the price we paid. It's literally a 10-15 minute walk from the Te Puia cultural center, which is the reason we fly into Rotorua for the day. 15-minute Uber ride from the airport and back, easy in and out.
Another benefit was the room size. I was able to get a one bedroom so my husband could get some work done while I relaxed in the adjoining room. Wifi was good enough for what we needed it for.
The included breakfast was... Meh. Quite lackluster. Probably one of the lesser quality breakfast buffets we've had in a while... But I wasn't expecting anything spectacular though. The place has older vibes with a stench in the air. I'm not sure if it was a sewage problem, or maybe it was wafting over from the geysers? But either way it wasn't pleasant.
