The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free.
Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations.
The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps.
Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth.

It's far from the subway station, but you can easily get there by bus 360 from Termini Station.
I was going to go early at check-in and leave my luggage, but he gave me delicious bread and coffee and explained the surroundings in detail.
It's a hotel I picked up to visit Borghese Park before leaving home after spending my Rome and Florence itineraries, and I'm very satisfied.
The room is very spacious and the bathroom is also spacious, so it's nice to spend a relaxing time.
They also introduced a lot of nearby restaurants and places to visit.
This is a place I definitely want to visit again next time

GGuest UserWe had a really good stay at Sofia’s Suites Guesthouse in Rome. The location is very convenient — only about a 7-minute walk from Roma Termini train station, which made travelling around the city very easy. For 3 people staying in one room, the price of around $200+ was quite reasonable compared to other accommodations in the area.
The building itself is quite old, but the guesthouse has everything you need for a comfortable stay. There’s also a laundromat just a 1-minute walk downstairs, and for only €9 they will wash, dry, and fold your clothes, which was super convenient during our trip.
One small thing to mention is that the hot water in the shower takes a while to heat up — around 5 minutes. But considering it’s an older building, it’s understandable.
The owner was also very responsive and helpful. We could easily contact her through WhatsApp whenever we had any questions or issues during our stay.
Overall, we enjoyed our stay at Sofia’s Suites Guesthouse and would recommend it for travellers looking for a reasonably priced and convenient place to stay in Rome.

GGladys MojingolSuperb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato.
The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian).
on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other.
In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

KKeelin CrispinThe people who run this hotel went above and beyond for me. First the trains weren't running due to construction in the area. So I was going to be later than initially expected. They waited for me after the normal check-in times. Second, I managed to leave my phone on my way to the airport. I contacted the hosts and they found my phone in the room. They offered to ship it to me but we came up with the plan that on my return flight, which only stopped in Rome for 3 hours, we would arrange a meeting. They very graciously drove my phone to the airport and refused any extra payments that I offered. Thank you so much for your extra efforts.
GGuest UserThe location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay.
We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice.
The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing.
We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply.
Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

Ssalvalasilvia The hotel has THE PERFECT LOCATION. It’s walking distance (10 minutes) from the railway station but far away enough to be in a safe area, near 2 amazing basilicas. As you can see in the photos, I had a wonderful view of Basilica of Santa Maria Maggiore from the room.
The hotel is the restored old granary of Basilica of Santa Prassede. It’s an historic building, each floor has the names of the cereals that were stored here.
The staff is very kind, very very efficient and generally lovely.
The room was clean, not too spacious, especially the bathroom, but ok.
Unfortunately we booked a room with breakfast, but the hotel doesn’t offer this service any longer (not the hotel’s fault, but the booking supplier). Thankfully there are some nice bar in the area and the reception staff was able to direct us (go early as they are all quite busy).
Overall I would definitely recommend it.
