it’s very noisy as the room faces back end of a night club (warm up) which goes on forever, i think the balcony doors are not really zealed well against such a location at all.
while everything else was great, from yummy breakfast to air purifier automatically on once we enter the room, and the staffs were great

Absolutely loved our stay in this hotel for about 16 days. It's a big hotel close to Maya mall and upon our request to a higher floor room with great views were granted by the cute and efficient front office staff which made us to stay longer in this gorgeous town. Staff is really nice, efficient, the best here.
Our room was in the 10th floor directly across the mountain view and Maya mall. Loved the view.
Private balcony with sweeping views. Our room was really spacious, comfy bed and pillows with lovely comforter, big bathroom with ample hot water, shower and jacuzzi, toiletries are provided except for toothbrush, bathrobes and slippers provided.
There's a security deposit box. Decent tv with cable channels. Free Wifi but the speed can be improved.
There's a sofa bed which is really comfy too. There's a desk and a chair to work as well. Perfect space for people who work.
Hotel seem to have two swimming pools but rooftop pool and bar is closed for renovations.
There's a gym with decent equipments. Pool towels are provided. Sauna is adjacent to the gym.
There's a restaurant and bar on the ground floor.
Free water bottles, tea and coffee provided.
Daily housekeeping and absolutely the best housekeeping staff. Had enough and more privacy while enjoying our stay. We highly recommend this perfect hotel to everyone who visits Chiang Mai.

Very clean modern hotel, great service and nice little outside area. Not many places around the hotel as down a small Soi, but not too far to walk. I was expecting breakfast but wasn't included sure it was when I first booked. More of a trip.com problem than the hotels. Will defo stay there again.

The hotel is in a nice location, staff is friendly, room is spacious and cleaning ladies do a good job.
Lots of tours you can do in the area, elephants, temples, etc ^^
The only downsides I found :
1. Not vegan friendly menu at all from the restaurant
2. The Gym is all broken and dirty

What I like about Astra:
• It’s big and family friendly. We came as a family of 3, including a baby.
• Love the pool and changing room.
• Its near 7-11
• Its near with night bazaar market
• Its very near with halal eateries
What I dont like about Astra:
• Its a condo not a hotel, so there is no reception to attend to us.
• Trip.com sent us the wrong info to access our rooms so we were waited 1 hour at the lobby woth our luggages and a baby. There was no one at reception and they turn off the aircon so it wasnt a pleasant intro for us. IBut we manage to call trip.com and get us to assist us asap.
• There was no water heater in our room.

The advantages are that the three-bedroom apartment has a living room, which is suitable for family travel, and the cleanliness is pretty good. The disadvantages are that the overall operation team lacks professionalism. First, the sanitation is cleaned every two days, and the trash can breeds a lot of small insects; second, there was no one to greet me when I arrived, and I didn’t send the password box key and Wi-Fi password in advance. Later, I went to find it according to the reserved address, and someone actually checked in. Later, I don’t know where a man came out and took us to the unit that matched the actual reservation (so the reservation address given in the email was wrong); third, the reserved telephone service staff’s English level was very poor, and we could only add WeChat to communicate by typing; fourth, on the last day, we were asked to move to another unit, saying that she saw that we booked two different units (one for the first four days and another for the last day). I showed her a screenshot of my order, which showed that it was one for five nights), or ”you have to move to another villa”, ”it is just next to you”, I clearly stated that I would not move, and if there were any problems, I would contact my agent. There was no problem with my agency, and finally said that we could continue to live in this one. Overall, apart from the poor service team, the hardware conditions are generally satisfactory, and I can even swim in my spare time.

Service: front desk, door men etc were very friendly and polite
Location: convenient location near the airport (15 mins away), near a shopping mall, lots of food / cafes / bars / restaurants and shops nearby at the nimman area within very short walking distance
Rooms: large, spacious, free beverage per person per night, welcome rice crackers
Negatives
1. Didn’t like the dark corridors in the hotel
2. Deluxe room was VERY dim
3. Bed was too soft and flat. Bedsheets and pillows weren’t great
4. Cleanliness was an issue. The floor and carpet didn’t feel clean but the hotel provided slippers. The worst part was the shower area 😩😩🤮🤮 mould on the floor and walls, overall grimy and slimy esp at the corners. The rest of the negatives can be overlooked but not the shower area. I literally cringed and shuddered every time I had to shower. I don’t understand how it can be so dirty?! 😩
5. The light switches were a nightmare. There were many switches at the door area and bedside (like 3 switches per side) but no instructions and they didn’t follow a pattern so you would always need to try switching on and off etc all the time just to get the room totally dark but with the bedside lamp on
6. Sounds from outside the door, next room, upstairs could be heard and it was very disturbing as the noise sounded like it was next to me all the time. There were endless footstep noises from upstairs during the night and all these noises woke me up throughout my stay. I usually sleep through the night in hotels
7. My first room, the shower area had ZERO lights and I had to bathe in literal darkness. Thankfully the front desk were very quick and efficient and got me another room to move to which was thankfully very bright with working shower lights.
8. Hotel breakfast was full of carbs and the food didn’t taste fresh or great at all :( I had spent the last 3 days at another hotel in Chiang Mai so the differences in room and bfast were really stark.
Overall, for a clean freak, I wouldn’t recommend this hotel. But if you can overlook the cleanliness; the location, friendliness of staff, etc are positives you can focus on. Pics attached are of two different rooms.

TTripaddictWe are a couple traveling from Bangkok to Chiangmai staying here for 5 days at Honeymoon Suite with Jacuzzi room, it was a very comfortable stay.
Location is super convenient, at the center of Nimman area and are being surrounded by One Nimman, Maya, 7-11, famous coffee shops, massages and night life within at most 10 mins walk, some are even right outside our hotel back door. I got my Manago sticky rice nearly every night just right outside our hotel back door a small shop.
Room is very neat and clean. We are facing sun rise, it was gorgeous to see that every day. Room is not very big, good enough for a couple. More importantly is their outdoor area with Jacuzzi and sitting out area. If you have kids, they can really play there for a whole day!! We bought street food and dined outdoor area with the night stars.
Also we stayed there for New Year eve and New Year, this balcony area allowed us to see the fireworks from Ninmman clock tower so closely and clearly!!! We didn't even need to get into the crowd outside!!!
I love this hotel very much, and we will come back again next year for our new year and see the fireworks again!!!

FFiat789The accommodation is located not far from tourist attractions. Especially during the night, it is convenient to travel. But the walkway in front of the room makes noise from the sound of shoes rubbing against the floor and guests walking in and out and talking loudly. (Some groups are intoxicated) throughout the night. If this sound can be corrected, it will greatly reduce the disturbance during resting time. Because the bed and pillows are very soft and comfortable to sleep on.
SSimonExcellent location all cafe and nice restaurants are walking distance. Free parking and bags storage provided for us for our 2nd visit. Hotel is doing some renovation but it did not effect us. Reception speak good English and warm welcome from them. Value for money and will visit again. Should provide some attention and concierge information at the lobby for visitors.

GGuest UserThe location of the hotel is right in the center of Chiang Mai, which is very convenient. I was upgraded to a Horizon Club room, giving us access to the Horizon Club on the 11th floor for drinks, breakfast, and supper before dinner. The service overall was great, but there were some issues.
We were placed in a conjoined room, and on our last night, we were woken up by noisy guests who checked in late next door. I called the front desk to request that they move the guest to another room, but the staff member seemed unable to provide a solution. I had to take NyQuil to get back to sleep, only to be woken up again at 6 a.m. when the same guest slammed their door loudly.
Additionally, we encountered another issue when a staff member entered the elevator with us, pressed the button to the basement, and laughed, forcing us to ride down unnecessarily.
These incidents are unacceptable for a high-end hotel and significantly detracted from an otherwise good experience.

HHSIN HWAWe're delighted to come back to Empress Hotel. As usual, the complimentary gift bag of snacks, juice and evian mineral water was always a bonus when checking in. The rooms were well maintained, clean and cosy. The staff were attentive, helpful and hardworking. It's like coming back home. The front desk manager, Miss Ayo, was very considerate to us, especially to my disabled mom. The moment I checked out, I've started to plan my next stay @Empress this November. Highly recommended!

ממרינה קורלנדThe hotel room is stunning, undoubtedly one of the most beautiful rooms in Chiang Mai. A very pampering bath. Everything is perfectly designed. The reception staff is very kind and generous. Speak excellent English with lots of patience. But now let's start with the mourning. The cleaning is just terrible. I had ants in the shower in the towels. And in bed too. The cleaner only picked up one towel and didn't even change the sheets until I came back from the pool and alerted her. When I told them about the ants they wouldn't even bother to clean the room until 3 in the afternoon. In the end they changed my room and everything was fine. But in general cleanliness at a very, very low level. The worst breakfast I have ever seen. Even the buffet does not happen to eat. The cows don't dream at all. I personally ate only muesli. But in the end I just put granola and yogurt because everything else was inedible. There is no selection. It's not breakfast to that level at all. The location, I personally managed. But keep in mind that you have nothing around. There are no normal restaurants. Only local food which I personally like but you should know that there is nothing around. do not understand English at all. So the choice is yours. I think I have explained everything that is needed
JJessie.lymingI was attracted by the swimming pool on the picture of the resort, however it was a little bit disappointing in fact🙈 And the location was a little bit hard to get in too, unless you liked quiet environment for stay🤔 I think the biggest advantage of this resort was the rooms were big enough as you can see😂 But there was ONE thing I was very concerned about: the lock of the door🚪 I forgot to take the picture of it but it was only a normal door lock, no other security lock on it😅 It made me feel unsecured even we lock the door🔐 To sum up, I think I won’t come back again although the breakfast was good🫣

The rooms are nice, the hotel was nicely built and luxurious, modern style and everything can be controlled by a touch of your fingertips (smart hotel and environmental friendly choice).

The hotel is conveniently located near some of Chiang Mai's main attractions, including the Night Bazaar and the Old City. It’s tucked away in a quieter part of town, which makes it ideal for those looking to escape the hustle and bustle while still being close to the action. Local shops and restaurants are within walking distance, which adds to its charm.
The rooms are clean and functional, though slightly outdated. The bed was comfortable, and the amenities provided were adequate—air conditioning, a mini-fridge, and complimentary bottled water. However, the décor could use a modern touch, and the bathroom, while clean, showed signs of wear. The Wi-Fi was reliable only in the room, which was a little uncomfortable to use lobby area to work or search the internet.
some staffs were not friendly due to the languages, most language uses are Thai. While the service wasn’t luxurious, it was warm and genuine, which added to the overall experience.
There’s also a simple breakfast available, which, while not extensive, featured fresh fruits, toast, and a few local dishes.
For the price, The Residence Hotel provides excellent value. It’s not a luxury stay, but it offers everything a traveler might need for a comfortable visit to Chiang Mai. The combination of its location, affordability, and lack friendly service makes it a solid choice for budget-conscious travelers.
