JjinheejungThe staff were really, really friendly. I apologize for not being able to speak English well. And the facilities are freely available. It's a hotel/guesthouse combination, so it's clean. It's bug-free and neat, with separate sinks for the bathroom and toilet. It's right next to the road, but it's not noisy. There's some soundproofing. The bus stop is right in front, and there's a quiet beach. The further down you go, the busier it gets. I was planning on going downtown, but I booked another stay. Free luggage storage was convenient. The dryer is at the counter. The laundry room is a bit of a maze, hard to find. 🤣

Yyuna82We also used the private beach! Please note that service to both the pool and beach ends at 5pm. It was great that there were refillable bottles in the room and water could be refilled anywhere in the hotel! It's more eco-friendly than plastic bottles. We upgraded to a spacious junior suite, which was a great choice! Our family of four had plenty of room to spare. The bathroom was spacious, with a separate shower and chair. The amenities also had a nice scent.
It was easily accessible from the airport, and we arrived in about 15 minutes by Uber for about 3,500 yen!
From our room, we could see the neighboring tower apartment building and the beach.

NNjohns13The hotel is in the midst of a revamp and some refurbishments are being made which look very exciting!
Unfortunately the loud banging and drilling at 10am in the morning and a repair man letting himself into my room by mistake were the annoying flip side of this.
Best bits
Breakfast is varied as long as you get there by 8:30am the latest, when we got there at 9am there was no fruit left and no orange juice.

There is a little beach trolley bus across the road that takes you around for free! The staff were friendly but they didn’t give any information aside from breakfast hours, which could be extended

JJhylle MararacStaying in Penguin Hotel is very convenient since it is really closed by at the Beach and nearby outlets. However, when we were checking in the lady who assisted us didn’t explained well the informations. And every night there’s no front desk. But overall stay it’s really good the free breakfast was really good I will definitely recommend.

CChalsey LBoulan South Beach – Honest Review
I recently stayed at Boulan South Beach and overall had a great experience, with a few minor drawbacks.
Positives:
The location is fantastic—just one block from the beach and in a very walkable area surrounded by great restaurants and bars. The hotel itself offers solid amenities, including a small but relaxing rooftop pool with a bar. One of the highlights of my stay was dining at Orange Blossom, the on-site restaurant. The food was excellent, and I’d highly recommend checking it out even if you’re not staying at the hotel.
The rooms are well-appointed, apartment-style suites that feel spacious and thoughtfully designed. I also appreciated how quiet the rooms were—perfect for getting a good night’s sleep after a day out.
Negatives:
That said, I was disappointed by the bed. The listing advertised a pillow-top mattress, but the bed was far from comfortable and fell short of our expectations. Also, for a room that otherwise felt luxurious, the lack of bathrobes was a small detail that would’ve really rounded out a luxurious experience.
Additionally, while the room was clean, some of the design choices were lovely but weren’t the most practical for a hotel setting. The cloth-upholstered bed frame, while stylish, showed some staining—fabric furniture can be hard to keep looking fresh in a high-turnover “fun” environment. Similarly, the jute rug added visual texture but proves to be difficult to clean and showed signs of wear.
Final Thoughts:
Boulan South Beach is a solid choice if you’re looking for a stylish, well-located hotel in South Beach with great amenities and a quieter, more refined atmosphere. Just be aware of a few comfort and design trade-offs. It really is too bad, because Boulan is excellent on so many things and I would 100% go back and definitely recommend this hotel to others… However, the bed quality really brought down the overall appeal. If they can improve that one aspect, this would easily be a top-tier stay in South Beach.

Our furry friend was treated like a VIP. The hotel’s commitment to being dog-friendly was remarkable, and our pet felt right at home from the start.
Beyond the pet-friendly aspect, the hotel itself was a true delight. The pool area offering a refreshing escape with nice music.
The rooms were consistently clean, and the pleasant scent that permeated the hotel created a welcoming and inviting atmosphere. It was evident that the staff took great care to ensure a comfortable and enjoyable experience for all guests.
