Great
GGuest UserWhat a fantastic find! This is a hotel run by a school, the staff are teachers and students. It’s in an amazing location right by Pile gate and is very easy to find. The rooms are done up to a very high standard as is the whole building. We had breakfast in with our booking and this was also great. Boris runs this like clockwork and is always super friendly and helpful with advice for your trip if needed. The lady on reception (we didn’t catch her name sadly) was also really friendly and helpful and helped us with storing our baggage in a back room as we had a late flight following check out. We went very early season so, at one point, we were the only guests here!
The only niggles (and these are very small!) were that the rooms lack tea and coffee making facilities. We arrived very late when everything was shut and couldn’t even have a cup of tea or coffee. Also maybe a mini fridge in the room? Although we think this was down to fire regulations. The other thing was the breakfast choices were limited, the food was well cooked but it would have been nice to maybe have some pastries too.
We will definitely stay again if we return to Dubrovnik
GGuest UserA Great place to stay.
We were pleasantly suprised by the access to 6 different pools on arrival to our hotel including 1 on the rooftop. The amenities were so good. There was a lovely gym, spa on site also with access to all. Breakfast was great each morning.
The location was perfect, right on the bay with great views, and the perfect view of the sunset each night.
There was a bus stop just a 2 minute walk away, which was just a €2 trip to Old Town.
The staff were friendly, more so those in the Vista Bar who were very helpful than at the reception but nevertheless, still friendly.
Rooms were nice and clean, cleaned every morning for us to arrive to fresh bedsheets by each afternoon.
Only negatives i can really find was that there were no double beds in the rooms, only 2 single beds joined together to lake a double, I had called and the man at reception said this was the case for the whole hotel.
Entertainment at night could have been better also, we found ourselves leaving the hotel each night to find better.
GGuest UserThe pros: I arrived 2 hours earlier and was thankful that concierge checked me in immediately. The view from my room was wonderful and the breakfast variety was fine though the same menu was served daily throughout my 4 night stay. The vicinity of Lapad is not near to the old town, but I specifically selected the area/hotel to be away from crowds and large tour groups, so I’m happy with it. The area is beautiful, with plenty of rock coves for walks and exploration.
The cons: Mirror to the cupboard was cracked and plastered over with aluminium tape, design of the room is definitely dated, carpets are a little stained though these are not important to me.
As a solo female Asian traveller, I do observe that older staff, male especially, communicate with some sense of superiority towards me, in comparison to western guests. In other words, I do not feel welcome. That applies to Dubrovnik in general, while in Zagreb, service staff are much friendlier.
AAnonymous UserCome to Dubrovnik in winter, it is really right to choose the Kaupas Hotel! As a seaside hotel, its environment is completely beyond expectations. The classic double room has a balcony. The door is the blue view of the Adriatic Sea. The warm winter sun is sprinkled on the sea, and the atmosphere is directly full. The service is also online throughout the whole process, from check-in to check-out.
The most surprising thing is the breakfast, which is rich in variety, from fresh toast, local cheese to freshly squeezed juice, hot omelets, and quality is not lost to a first-line five-star hotel. Although it is winter, the occupancy rate of the New Year's Day holiday is still very high. The breakfast period is particularly popular. It is recommended that you go early to enjoy this rich breakfast slowly, otherwise you may need to wait for the location. The overall experience is very good, whether it is a trip with friends or a couple holiday is very suitable!
BBahabasaranThis hotel is in between the old town and ferry/bus station, since it is in the middle, you can go to the beaches and ferries, then through the evening you can go to the old town. There is supermarket, bakery and bus stop nearby so it is easy to travel. The hotel offers a nice room, bathroom and AC. Rituals amenities in the bathroom are really good, nice nespresso coffee machine but no kettle/tea.
SSeat 2AAlthough this hotel is situated quite some distance from the Old Town this is not a bad thing at all. Insect I very much appreciated being removed from the thick crowds and noise, and very much enjoyed the peace and tranquility and spectacular sea views from this wonderful resort. Definitely worth paying extra for a c facing room, for breathtaking panoramas day and night.
My room was elegantly decorated and very comfortable, with ample space for everything although a luggage rack or designated space for luggage would enhance overall comfort greatly.
Staff were generally helpful and polite, with special mention to Matija the Restaurant Manager, who, despite handling large volumes of customers, remained unfailingly cheerful and energetic.
The breakfast buffet was very generous by European standards, whilst the dinner buffet selection was also more than adequate and quite good value at 35 Euros per person.
As mentioned in previous reviews, a bus connects the Babin Kuk area (where the Royal Ariston and her neighboring sister hotels, the Royal Princess, Royal Blue, Royal Palm and Neptun are situated) to the Old Town. If you purchase the 40 Euro Dubrovnik City pass, discovers one day worth of this bus travel plus access to the city walls and its museums.
Cannot recommend this resort highly enough and look forward to my return.
GGanwencui_The room is nice with an outdoor balcony.
The surrounding facilities are good, with a large outdoor swimming pool.
Although it is not in the old town, if you want to go to the old town, you can also take bus line 6, which is a good experience.
IIgbosiStunning hotel with 2 restaurants attached to it. Taj Mahal which despite its name is a Bosnian restaurant. The food was excellent including the sushi. There is a small pool which we did not use but the spa was also great.
NNatthenutterI have no idea why this hotel is only 3☆
It's an outstanding hotel!
I can't fault it.
This hotel is fantastic! It's location is great, it's clean and has a beautiful beach.
As a solo traveller, I felt very safe in this hotel.
There was so much variety for breakfast that I didn't know where to start. This included hams, cheeses, bread, fruits, meats/ sausages, eggs, yoghurts, coffee machines, etc.
All the staff were very helpful (including my lovely cleaner, thank you cleaner, you're a star!).
My room was a single room, it was just right for me it had a beautiful woods/slight sea view and the shower was amazing, probably the best shower I've ever had staying in different hotels.
My room was clean & comfortable.
The hotel is opposite the bus stop, which takes you to Old Town (bus 4) and many different places (€2.50 return or cheaper).
There were 2 little shops nearby, but I found Tommy's Hypermarket, which had most things a foreigner needs & it was just down the road (just put in google maps Tommy's hypermarket) it was literally a 10min walk, so easy & simple to find.
I am super impressed with this hotel & I would highly recommend it(& I'd easily go back there).
I wish people would stop complaining about the hotel not having lifts smh, learn to use your legs, it's not difficult!
Although my stay was short (6nights) I loved every minute of it.

GGuest UserThe staff were amazing and accomodating 5 stars for them .
I am a seasoned traveler world wide and I have stayed in a lot of 3-4 star places but this one I would rate as a 1.5 star.
I was so disappointed in my room it looked like a run down storage room not like a nice comfortable room like the pictures display at all on the booking site.
There was no air-conditioner as stated in the amenities list, nor was there a TV as stated in the amenities list as both TV and Air-conditioner were not working there was an issue with the room door unlocking it .
Also the bedroom flooring was old and worn carpet that had stains and dried vomit on it.
There is no safe in the bedroom as stated.
There was an air cooler and pedestal fan in the room which only just made it bearable on a hot day and night.
There is no parking if you have a car . There are five flights of narrow stair to climb with luggage. If your on the top floor. There is not lift.
The room has a very much lowered wedge shape wall /ceiling that takes up a lot of room and you can injure your head if your not careful in the dark.
There is no concierge as stated in fact most of what has been stated as the amenities and parking is a big lie as they either don't exist or they don't work.
With what I paid I could gave gotten a better room for the same money somewhere.
The managerr never showed up so I could talk to them about the issues. From what I have read else where in reviews this accomodation is really bad and in my thoughts this place and the owner of this business need a good shake up or shut down as they really don't care about the clients. It just about ripping people off and taking money. I highly recommend not booking this place as it is really bad.
